Job Title: Residential Portfolio Manager
Location: Vancouver, WA
Compensation: $65,000 – $70,000 per year
Sign-On Bonus: $1,500 (first payment after 60 days of employment)

What You'll Do:
- Prepare and manage lease agreements, rent collection, and deposit processing
- Set rental rates, deposits, and fees while directing marketing and leasing efforts
- Coordinate maintenance, property upkeep, and vendor services
- Manage vacancy timelines, move-outs, chargebacks, and turnover performance
- Ensure compliance with all applicable laws, landlord/tenant regulations, and court processes
- Oversee services provided by vendors, onsite teams, and support staff
- Maintain accurate reports on occupancy, lease expirations, and property condition
- Collaborate with property owners on property status and long-term planning
- Provide leadership and direction to an assigned Assistant Property Manager
What You Bring:
- Experience managing a portfolio of single-family rental homes
- Strong knowledge of residential property management laws and best practices
- Excellent organizational and communication skills
- A customer-first mindset and a passion for delivering results
- Proficiency with property management software (AppFolio experience is a plus)
Compensation & Benefits:
- Competitive salary: $65,000–$70,000/year
- $1,500 sign-on bonus (first payment after 60 days of employment)
- Monthly gas allowance: $175
- Monthly cell phone allowance: $40
