The Groundskeeper is responsible for maintaining a clean, attractive, and welcoming environment throughout the apartment community. This role focuses on landscaping, outdoor cleanliness, and upkeep of common areas while ensuring compliance with Florida safety and environmental standards. The ideal candidate is dependable, detail‐oriented, and enjoys working outdoors year‐round.
Key Responsibilities
Landscaping & Grounds Maintenance

Maintain lawns, shrubs, trees, and flower beds through mowing, edging, trimming, pruning, and planting.

Remove weeds, debris, and litter from all outdoor areas, including parking lots, walkways, and community spaces.

Monitor irrigation systems and adjust watering schedules based on Florida weather conditions and water‐use guidelines.

Assist with seasonal landscaping projects and enhancements.
Outdoor Cleanliness

Keep common areas such as courtyards, pool decks, grilling stations, and playgrounds clean and safe.

Empty trash receptacles and ensure dumpster areas remain tidy and compliant with sanitation standards.

Pressure‐wash sidewalks, breezeways, and building exteriors as needed.
️ General Support

Report maintenance issues such as leaks, damaged equipment, or safety hazards to the maintenance team.

Assist with minor exterior repairs (fence fixes, signage, lightbulb replacements).

Support the maintenance team during unit turns or community projects when needed.
Weather & Safety Responsibilities

Prepare outdoor areas for severe weather, including securing items before storms.

Assist with post‐storm cleanup, debris removal, and safety inspections.

Follow all OSHA and property safety guidelines.
Qualifications

Experience in landscaping, groundskeeping, or outdoor maintenance preferred.

Ability to operate landscaping equipment (mowers, trimmers, blowers, edgers).

Comfortable working outdoors in Florida heat, humidity, and varying weather conditions.

Ability to lift 50+ pounds and perform physical tasks for extended periods.

Strong attention to detail and pride in maintaining a clean, attractive environment.

Reliable transportation and a valid Florida driver’s license (preferred).
