Position Overview
We are seeking a reliable and detail‑oriented Punch Tech / Porter to join our maintenance team. This hybrid role plays a key part in maintaining the cleanliness, functionality, and overall appeal of our community. You will support both daily groundskeeping needs and the make‑ready process for vacant apartments.
Key Responsibilities
Make‑Ready / Punch Duties
- Perform all tasks required to bring vacated units to rent‑ready condition in a timely manner.
- Complete assigned service requests thoroughly, accurately, and on schedule.
- Work closely with the Service Manager to ensure unit turns are completed within company standards (typically within three days unless complexities arise).
- Read and follow equipment operating instructions and supply usage guidelines.
Porter / Groundskeeping Duties
- Maintain the cleanliness and appearance of leasing offices, models, clubhouses, hallways, and all common areas.
- Ensure appliances, fixtures, windows, walls, flooring, and furnishings are clean, dust‑free, and visually appealing.
- Preserve the beauty and safety of the community through general upkeep, trash removal, and grounds maintenance.
- Provide exceptional customer service and communicate clearly with residents.
- Follow all company safety policies and safe work practices.
- Perform additional duties as assigned by the supervisor.
Additional Expectations
- Weekend or evening availability as needed.
- Participation in the on‑call rotation for after‑hours emergencies.
- Minor repairs in common areas, vacant and occupied homes.
- Removing trash, debris, and furniture from homes.
- Other duties assigned by the maintenance supervisor and property manager.
