Job Title: Lead Engineer

Job Type: Contract To Hire

Location: Downtown Houston

Pay rate: $30-$33


The Lead Building Engineer is responsible for overseeing the daily operations, maintenance, and repair of building systems to ensure functionality, safety, and efficiency. This includes assigning and inspecting work performed by engineering staff, developing preventive maintenance programs, and troubleshooting building systems such as HVAC, plumbing, electrical, and fire alarms.

The role involves coordinating with property managers, vendors, and clients to schedule and complete repairs while minimizing business disruption. The Lead Engineer responds to emergencies, manages energy efficiency programs, and ensures compliance with safety and environmental standards. Additionally, the position requires estimating repair needs, maintaining proper inventory of tools and supplies, and ensuring all building operations run smoothly and cost-effectively.

Position Essential Functions

  • Review the daily work order and assigns task as necessary. Monitor repeat problems and make suggestions on how to correct.
  • Oversee and inspect the work performed by engineering staff. Determine that wok is complete, equipment is fully functional and client space is in prime working condition.
  • Formulate and implement a preventative maintenance program to ensure that building machinery and systems meet or exceed their rated life.
  • Inspect building systems including fire alarms, HVAC and plumbing to ensure operation of equipment is with design capabilities and achieves environmental conditions prescribed by client.
  • Review assigned work orders. Estimate time and materials need to complete repair. Maintain inventory of adequate supplies and tools and work order necessary materials to complete all tasks.
  • Consult with Chief Engineer or Property Manager and clients to schedule preventative maintenance and other downtime to minimize business interruption and inconvenience.
  • Perform assigned repairs, emergency and preventative maintenance. Complete maintenance and repair records as required.
  • Perform other duties as assigned.

Requirements

  • A minimum of 5 years building maintenance experience
