Key Responsibilities
- Leadership & Staffing: Supervise maintenance technicians, assign tasks, provide training, and manage vendor performance for capital improvements and repairs.
- Work Order Management: Coordinate and complete service requests (plumbing, electrical, HVAC, carpentry) for units and common areas, often aiming for quick turnaround (e.g., 24 hours).
- Preventative Maintenance (PM): Implement and manage PM programs, including semi-annual unit inspections, filter changes, and grounds upkeep to extend property life.
- Safety & Compliance: Enforce OSHA standards, maintain safety protocols, and ensure all work meets federal (HUD), state, and local affordable housing regulations.
- Inventory & Budget: Manage maintenance supply inventory, order supplies within budget, and assist with budget preparation and monitoring.
- Record Keeping: Maintain accurate records, prepare reports, and document maintenance activities and expenditures.
- Emergency Response: Serve as on-call for after-hours, weekend, and holiday emergencies.
- Asset Management: Oversee property appearance, grounds, and facilities to minimize hazards and maintain curb appeal.
Essential Skills & Qualifications
- Proven experience in property maintenance, ideally affordable housing or multi-family.
- Strong leadership, organizational, and communication skills.
- Knowledge of building systems (HVAC, plumbing, electrical) and maintenance best practices.
- Familiarity with HUD/LIHTC/Fair Housing regulations is often required.
- Ability to work independently and as part of a team.
