Position Overview

We are seeking an experienced Commercial Property Manager with a strong financial background to manage a portfolio of commercial properties. This role is highly focused on CAM reconciliations, budgeting, and financial reporting, while also requiring strong follow-through, communication, and ownership-level accountability.

This position reports directly to the Vice President and works closely with ownership.

Required Qualifications

  • Residential-only experience will not be considered
  • 5+ years of commercial property management experience
  • Direct CAM reconciliation experience required (hands-on preparation)
  • Proven experience preparing and managing annual budgets
  • Strong understanding of commercial leases and expense recoveries
  • Advanced Excel skills (reconciliations, variance analysis)
  • Strong organizational skills and attention to detail
  • Excellent written and verbal communication
  • Ability to manage deadlines and priorities independently

Core Responsibilities

Financial Management (Primary Responsibility)

  • Prepare and manage annual operating budgets
  • Perform hands-on CAM reconciliations and tenant bill-backs
  • Analyze expense variances and provide clear explanations to ownership
  • Review and approve invoices; ensure proper expense coding and allocation
  • Coordinate closely with accounting to ensure accurate financial reporting
  • Assist with reserve planning, dues increases, and special assessments

Property Management

  • Serve as a point of contact for owners and tenants regarding financial matters
  • Respond to CAM and budget-related inquiries professionally and clearly
  • Prepare financial summaries for ownership and board meetings
  • Maintain strong follow-through and responsiveness

Operational Oversight

  • Coordinate vendors and service contracts with financial oversight
  • Ensure lease compliance related to operating expenses
  • Track costs against budgets and flag issues proactively
