Position Overview
We are seeking an experienced Commercial Property Manager with a strong financial background to manage a portfolio of commercial properties. This role is highly focused on CAM reconciliations, budgeting, and financial reporting, while also requiring strong follow-through, communication, and ownership-level accountability.
This position reports directly to the Vice President and works closely with ownership.
Required Qualifications
- Residential-only experience will not be considered
- 5+ years of commercial property management experience
- Direct CAM reconciliation experience required (hands-on preparation)
- Proven experience preparing and managing annual budgets
- Strong understanding of commercial leases and expense recoveries
- Advanced Excel skills (reconciliations, variance analysis)
- Strong organizational skills and attention to detail
- Excellent written and verbal communication
- Ability to manage deadlines and priorities independently
Core Responsibilities
Financial Management (Primary Responsibility)
- Prepare and manage annual operating budgets
- Perform hands-on CAM reconciliations and tenant bill-backs
- Analyze expense variances and provide clear explanations to ownership
- Review and approve invoices; ensure proper expense coding and allocation
- Coordinate closely with accounting to ensure accurate financial reporting
- Assist with reserve planning, dues increases, and special assessments
Property Management
- Serve as a point of contact for owners and tenants regarding financial matters
- Respond to CAM and budget-related inquiries professionally and clearly
- Prepare financial summaries for ownership and board meetings
- Maintain strong follow-through and responsiveness
Operational Oversight
- Coordinate vendors and service contracts with financial oversight
- Ensure lease compliance related to operating expenses
- Track costs against budgets and flag issues proactively
