Job Summary:
The Multifamily Maintenance Technician is responsible for maintaining the physical integrity and appearance of a multifamily apartment community. This includes performing repairs, preventive maintenance, and responding to resident service requests to ensure a safe, comfortable, and well-maintained living environment.
Key Responsibilities:

General Maintenance & Repairs:

Diagnose and perform routine maintenance and repair in units and common areas.

Tasks may include plumbing, electrical, HVAC, carpentry, painting, appliance repair, and more.

Ensure timely completion of all assigned work orders and maintenance tasks.

Preventive Maintenance:

Conduct scheduled inspections and preventive maintenance on building systems and equipment.
- Monthly Preventative Maintenance inspections.

Identify potential issues before they become major problems.

Turnover/Make-Ready:

Prepare vacant units for new residents, including cleaning, painting, and repairing.

Ensure units are ready on schedule and meet company standards.

Emergency Maintenance:

Respond promptly to emergency maintenance requests, including after-hours or weekend calls if on-call.

Address safety hazards and mitigate damage in emergency situations.

Compliance & Safety:
-
Adhere to all safety procedures and regulations.

Maintain knowledge of OSHA and building code requirements.

Use personal protective equipment (PPE) as required.

Inventory & Equipment:

Maintain tools, equipment, and supplies in good condition.

Monitor inventory and request parts and materials as needed.

Communication & Documentation:

Maintain accurate records of maintenance work performed.

Communicate effectively with property management, residents, and vendors.

Qualifications:
-
High school diploma or GED required.
-
2+ years of experience in apartment or facilities maintenance.

Basic knowledge of HVAC, plumbing, electrical, and carpentry systems.

Ability to lift up to 50 lbs and work in varying weather conditions.

Must have a valid driver's license and reliable transportation.

Strong problem-solving skills and attention to detail.

Ability to work independently and as part of a team.
- Must successfully pass background check process.

On-call availability may be required.
Work Environment:

Multifamily residential properties (apartment complexes, townhomes, etc.).

Indoor and outdoor work in various weather conditions.
-
Use of ladders, power tools, and heavy equipment.
