Property Management Administrator

Location: Bellflower

Reports To: Property Manager

Status: Full-Time

Pay Rate: $25.00 - $28.00 /hour



About the Role

We are seeking a highly organized and detail-oriented Property Administrator to join our Property Management Team. This role is essential in ensuring smooth daily operations and providing exceptional support to both tenants and property managers across commercial and educational assets. The ideal candidate will be proactive, customer-focused, and skilled at balancing multiple responsibilities in a fast-paced environment. COMMERCIAL REAL ESTATE EXPERIENCE REQUIRED FOR CONSIDERATION



Key Responsibilities

  • Provide full administrative support to the property management team, including phone coverage, correspondence, reports, and filing.
  • Schedule and coordinate meetings, events, and special projects.
  • Assist with lease administration activities such as tenant contacts and insurance compliance.
  • Prepare and process bid proposals, service contracts, and invoices.
  • Support vendor management and oversee coordination of services.
  • Track and maintain contracts, insurance certificates, and ensure timely follow-up on renewals.
  • Manage property maintenance work order system, including inputting, scheduling, and tracking work orders in Yardi.
  • Support tenant services, including access systems (OpenPath), HVAC controls (Pelican), and EV charging (ChargePoint).
  • Maintain lease, contract, and property management office files.
  • Foster positive tenant relationships by ensuring timely responses to requests and service calls.
  • Provide additional property support as directed by the Property Manager.



Qualifications

  • Previous experience in property administration, real estate, or facilities management preferred.
  • Strong organizational and time management skills with the ability to handle multiple priorities.
  • Proficiency in Microsoft Office Suite; familiarity with Yardi, OpenPath, Pelican, or ChargePoint is a plus.
  • Excellent communication skills, both written and verbal.
  • Strong customer service orientation with the ability to build and maintain professional relationships.

Compensation: $25.00/hour



How We Determine What We Pay

Howard CDM determines pay for positions using local, national, and industry-specific survey data. We evaluate external equity and the cost of labor/prevailing wage index in the relative marketplace for jobs directly comparable to jobs within our company. Our posted salary range is based on national data and may be refined for a candidate's region/town/cost of living.

For new hires, we strive to make competitive offers allowing the new employee room for future growth. Salaries will be based on the applicants location, level of experience, education, and specialized knowledge and skills. Additionally, we consider the external market rate, the amount we have budgeted internally, and internal equity within the company for the same position. An employee/candidate with a stronger skill set will receive higher pay.
