Property Manager
Location: Torrance, CA (On-site)
Schedule: Full-time, 5 days/week on site + on-call rotation
Position Overview
E & G Management is seeking an experienced Property Manager to oversee a designated portfolio of multi-tenant and commercial properties within a select market. This role provides direct and indirect supervision of on-site staff and coordinates day-to-day property operations to ensure strong financial performance, well-maintained assets, and high tenant satisfaction.
This is a hands-on, on-site management role requiring regular in-office presence and availability to respond to property needs as they arise.
Key Responsibilities
Leasing & Asset Coordination
- Support the local leasing team in negotiating lease renewals in accordance with company guidelines
- Review and approve lease abstracts and coordinate lease reviews with asset management
- Collaborate with brokers and leasing partners to support successful leasing outcomes
Property Management & Operations
- Deliver first-class customer service by responding to tenant inquiries and coordinating timely resolution of issues
- Review, understand, and administer tenant lease terms
- Oversee work orders and ensure completion meets company standards and timelines
- Conduct regular inspections of vacant units to ensure they are clean, market-ready, and showing well
Vendor & Project Management
- Prepare scopes of work, manage the vendor bidding process, and administer vendor contracts
- Oversee vendor performance to ensure compliance with E & G Management standards
- Review certificates of insurance for vendors and tenants to ensure compliance with contractual and lease requirements
- Oversee tenant improvement projects in compliance with local codes, lease agreements, and work letters, ensuring timely completion, occupancy, and rent commencement
- Ensure capital projects are properly set up, tracked, and closed out in Yardi
Financial & Administrative Oversight
- Review, approve, and process invoices and tasks in Yardi, YES Management, and DoorLoop
- Manage accounts receivable and collections; prepare monthly collection reports with recommendations for legal action when necessary
- Prepare and submit monthly operating expense and billing reports
- Develop annual budgets and operating expense estimates; communicate expense estimates clearly to tenants
Qualifications
- Minimum 2 years of ON-Site property management and leasing experience
- Bilingual (English/Spanish) proficiency required; ability to communicate clearly with Spanish-speaking tenants, vendors, and community partners.
- Experience working within complex commercial ownership structures and coordinating with ownership representatives required.
- Proficiency in Microsoft Office (Excel, Word)
- Working knowledge of a Property Management System (eg. Yardi, YES Management, DoorLoop)
- Ability to manage multiple priorities, deadlines, and communications effectively
- Strong written and verbal communication skills
- Highly organized, detail-oriented, and self-directed
- Collaborative team player able to work effectively with leadership, leasing teams, and vendors
- Ability to travel between properties within the region as needed
Work Requirements
- Full-time, 100% on-site role (minimum 5 days per week)
- Participation in an on-call rotation, which may include evenings and weekends
