Job Summary
The Residential Community Maintenance Technician is responsible for the overall maintenance, repair, and upkeep of an apartment community. This role ensures that residential units, common areas, and building systems are maintained in a safe, attractive, and functional condition while providing excellent customer service to residents.
Key Responsibilities
- Perform routine maintenance and repairs in occupied and vacant apartments, including:

- Plumbing (leaks, toilets, faucets)
- Electrical (outlets, switches, fixtures)
- Carpentry (doors, locks, cabinets, drywall)
- HVAC (filter changes, basic troubleshooting)
- Appliance repair (refrigerators, stoves, dishwashers, washers/dryers)
- Prepare vacant units for move-in (make-ready/turnovers) including painting, cleaning coordination, and inspections
- Maintain common areas, grounds, and amenities (hallways, laundry rooms, fitness centers, pools, etc.)
- Respond promptly and professionally to resident service requests and maintenance emergencies
- Conduct preventive maintenance to minimize equipment failure and extend asset life
- Assist with vendor coordination and oversee contractor work when needed
- Maintain accurate maintenance logs and work order documentation
- Follow all safety procedures and comply with local, state, and federal regulations
- On-call for after-hours emergencies
Qualifications
- High school diploma or GED required
- 2+ years of general maintenance or handyman experience (apartment or multifamily preferred)
- Working knowledge of plumbing, electrical, HVAC, and general repairs
- Ability to read work orders, follow instructions, and troubleshoot problems
- Strong customer service and communication skills
- Ability to work independently and as part of a team
- Valid driver’s license and reliable transportation
Physical Requirements
- Ability to lift up to 50 lbs
- Frequent standing, walking, bending, kneeling, climbing stairs and ladders
- Ability to work indoors and outdoors in varying weather conditions
