Summary
· Main objective is to coordinate the best marketing efforts for a community and to be familiar with all sales data for each neighborhood.
Marketing:
· Determine publications and websites to best place ads.
· Maintain current information for residential and commercial properties.
· Maintain consistent signage.
· Implement plans to increase the traffic to the Welcome Center
· Monitor emails from the website and Follow Up Boss. Direct emails to the appropriate staff as needed.
· Work with the social media staff to make sure that all information about the community and events is promoted on the website and all social media, i.e., face book pages, twitter, and Instagram.
· Assist with newsletters and Treasure magazine to include all sales / marketing information.
· Organize and facilitate a quarterly builder/agent meeting.
· Prepare entries and submit for various awards like STARS and MAME
· Organize the set up for various shows/expos like the New Home Expo
· Responsible for organizing all advertising materials for Parade of Homes for Builder entries.
· Maintain memberships to Raleigh Wake HBA, Johnston County HBA, TSMC, Clayton Chamber, Raleigh Wake Chamber, NCHBA, Triangle East, etc.
· Coordinate preparation of brochures, fliers.
· Ensure all marketing materials are current and consistent with all new home and neighborhood information.
Duties:
· Knowledgeable of all residential and commercial real estate properties
· Provide guidance and assist sellers and buyers in marketing and purchasing property for the right price under the best terms.
· Determine clients’ needs and financials abilities to propose solutions that suit them.
· Analyze comparative market analysis with other PUDs.
· Analyze the weekly Sales and Marketing summary report.
· Review the FP Register with the Data Manager on a regular basis to ensure it is consistent with all marketing materials, websites, and social media.
· Communicate with all builders’ marketing staff and on-site agents a weekly report on sales and traffic information.
· Coordinate with Data Manager to maintain an updated schedule of all pending sales.
· Monitor MLS for sales, resales, total sales comparison with other PUDs.
· Assist the development office and Data Manager with information regarding GIS, FP Register, etc.
· Maintain current register of Visitors.
o Use Follow Up Boss program for entering Visitors.
o Ensure follow up emails are sent to Visitors.
· Greet potential buyers, educate them about Flowers Plantation
· Develop networks and cooperate with attorneys, mortgage lenders, and contractors.
· Remain knowledgeable about real estate markets and best practices.
Requirements and skills
- Minimum 5 years’ experience as a Real Estate Broker
- Ability to work independently combined with excellent interpersonal skills.
- Strong marketing and communication skills
- MS Office proficiency
