Job Title: Maintenance Supervisor

Position Summary:
We are seeking a hands-on Maintenance Supervisor to lead a small but vital maintenance team. You will be responsible for coordinating and executing maintenance operations across both vacant and occupied rental properties. Working alongside one other team member, you will take the lead on scheduling, estimates, repairs, and ensuring tenant satisfaction.
Key Responsibilities:
- Lead and supervise a small maintenance team, ensuring high-quality work and efficiency.
- Receive and manage work orders; prioritize and schedule maintenance tasks.
- Communicate with tenants to arrange appointments and coordinate access to properties.
- Perform hands-on repairs and maintenance across occupied and vacant properties.
- Provide accurate time and cost estimates for various maintenance tasks.
- Ensure all work is completed in a timely, professional, and cost-effective manner.
- Maintain records of completed work, expenses, and materials used.
- Liaise with property management and vendors as needed for supplies or subcontracted services.
- Uphold safety standards and ensure compliance with applicable regulations.
- Participate in a profit-share bonus program based on the overall performance of maintenance operations.
Qualifications:
- Proven experience in property maintenance, construction, or a similar field.
- Leadership or supervisory experience preferred.
- Strong working knowledge of plumbing, electrical, HVAC, carpentry, and general repair skills.
- Ability to assess repair needs and provide reliable estimates.
- Excellent organizational and time management skills.
- Strong communication and interpersonal abilities.
- Valid driver's license and reliable transportation.

Job Type: Full-time
Pay: $24.00- $26.00 per hour
Schedule:
- 8 hour shift
- Day shift
- Monday to Friday
