Kendal at Hanover is seeking a skilled and dependable Facilities Technician III to join our Facilities team. You’ll be responsible for performing inspections, maintenance, and repairs of building systems using both traditional methods and advanced predictive maintenance technologies such as infrared thermography, vibration analysis, ultrasound testing, and motor diagnostics. This role requires strong HVAC knowledge, advanced troubleshooting skills, and the ability to deliver high-quality customer service in a residential community environment.
The hours for this position are Monday to Friday, 7:30 AM – 4:00 PM with a rotating call schedule for weekends and holidays.
Primary roles and responsibilities include:
- Applying reliability principles to shape preventive maintenance strategies through CMMS scheduling, documentation, and instruction;
- Writing clear, effective PM instructions that support long-term equipment reliability
- Identifying PM tasks/schedules needing improvement and revise them with supervisor guidance;
- Ensuring Building Management System (BMS) operates accurately and adjusting system parameters as needed;
- Troubleshooting and repairing HVAC, electrical, plumbing, and mechanical systems;
- Maintaining and repairing building interiors/exteriors including finishes, hardware, and masonry;
- Operating facility systems including Simplex and BMS;
- Conducting routine equipment checks;
- Operating and optimizing BMS, HVAC controls, fire alarm panels, security and access control systems;
- Responding to emergencies involving HVAC, lighting, water, sewage, and security.
The successful candidate for this role will have:
- A technical education (4+ years in a scientific field) and/or equivalent experience in Facilities Managed/another related technical occupation;
- A minimum of 4 years of HVAC experience with working knowledge of electrical, mechanical, and plumbing trades;
- Demonstrated experience/strong foundational knowledge of predictive maintenance technologies (IR thermography, vibration analysis, ultrasound, etc.);
- A valid, unexpired driver's license and be insurable under the Kendal vehicle insurance policy;
- The ability to operate computers for building systems and documentation;
- The physical ability to lift up to 150 pounds and frequently climb, bend, crawl, and work indoors/outdoors.

Pay range: $31.00 - $37.00 per hour, dependent on experience.
