As our Maintenance and Construction Manager, you'll play a crucial role in ensuring the upkeep of our residential and commercial rental properties and the successful execution of construction projects from start to finish. You'll lead our onsite workforce, coordinate with external contractors and vendors, and ensure all work meets our high standards and regulatory requirements.
Responsibilities:
- Supervise and manage daily facility maintenance projects and work orders. This includes performing hands-on various construction tasks such as plumbing, carpentry, drywall, painting, roofing, and light electrical work.
- Handle general construction duties and maintenance work on rental properties, including drywall, painting, appliance installations, small repairs, and troubleshooting tenant-reported issues.
- Oversee and manage onsite workforces, providing leadership and guidance to ensure efficient and effective operations.
- Manage and coordinate construction projects from conception to completion, including direct oversight of general contractors and vendors.
- Monitor project progress, timelines, and budgets, providing regular updates to management and ensuring timely and cost-effective delivery.
- Ensure strict compliance with all safety regulations and promote a safe work environment for all personnel.
Troubleshoot and resolve on-site issues promptly, implementing effective and timely solutions. - Review construction contracts, pay requests, and change orders, ensuring adherence to detailed checklists and processes.
- Monitor projects by developers and landlord contractors for compliance with building requirements and schedules.
- Conduct thorough reviews of all project documentation, both hard copy and electronic, including weekly project reports.
Requirements & Skills:
- Experience: 5+ years of hands-on experience in maintenance and/or construction.
- Proven experience as a Construction Supervisor, Project Manager, or similar role.
- Solid employment history demonstrating stability and growth.
- Excellent leadership and team management skills with the ability to motivate and guide an onsite workforce.
- Strong communication skills, both verbal and written, for effective interaction with team members, tenants, contractors, and management.
- Exceptional conflict resolution skills to address and mitigate issues effectively.
- In-depth understanding of construction management processes, contract negotiation, and compliance enforcement.
- Commitment to safety and quality in all aspects of work.

Hours: Between 7:00 AM to 5:00 PM, Monday to Friday

- Between Columbia, MO and Wentzville, MO (Required)
