Tesoro Group is seeking an Assistant Property Manager to join one of our long-term's team at (1) of their properties in Minneapolis, MN (55404). The ideal candidate will have at least 2 years' experience in property management (as a leasing agent to assistant property manager) knowledge of affordable housing properties (full cycle leasing and renewals experience in section 42/tax credit experience is required). This role is contracted to hire (90 days before conversion) or can go direct hire for the right candidate.

This role will be working with (1) building that is part of the Native American Housing Community.

Salary: $23-$28/hour DOQ.

Schedule: This role will be working Monday – Friday 8am – 5pm.

The Assistant Property Manager is responsible for managing the daily operations of the site to provide a fiscally sound, well-maintained, and socially healthy apartment community. The Property Manager also provides leadership and guidance to the staff.

Job Duties and Responsibilities:

In compliance with Fair Housing laws and regulations, this role will:

  • Assist with the leasing of the new building, ensuring strong occupancy.
  • Build and maintain strong communication with residents.
  • Record and track maintenance requests, ensuring timely resolution within 24 hours.
  • Collect and record rent payments, updating the rent roll accordingly.
  • Address and resolve resident concerns professionally, including after-hours issues.
  • Show and lease available apartments to prospective residents.
  • Assist with marketing and community outreach efforts.
  • Process lease applications, schedule move-ins, and conduct move-in inspections.
  • Maintain resident records, update profiles, and assign parking spaces.
  • Manage amenity bookings (party room, guest suite), collect fees, and inspect for damages.
  • Utilize Yardi and Rent Café for accurate property data entry.
  • Conduct move-out inspections and process security deposit refunds per state law.
  • Ensure office organization and a professional environment for visitors and residents.

Position Requirements:

  • 2 years' experience in property management – leasing or assistant property manager within affordable housing communities – section 42, tax credit and section 8 (project based) experience is required with full cycle leasing/EIVs/Recerts.
  • Knowledge of fair housing rules and regulations.
  • Working knowledge of Microsoft Office Suite, Outlook, and Excel.
  • Be able to successfully complete a Kari Koskinen background check before employment.
