Job DescriptionABM is seeking a dependable and skilled Apartment Maintenance Technician to support the upkeep and functionality of residential properties. The ideal candidate will have experience performing routine maintenance, repairs, and preventative services while ensuring a safe, clean, and comfortable living environment. This role requires strong problem-solving skills, attention to detail, and a commitment to meeting ABM Industries’ standards for quality, safety, and customer service. - Performs general preventative maintenance and corrective repair of buildings, systems, equipment and grounds.
- Utilizes several trade skills such as carpentry, plumbing, and painting.
- Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
- Performs assigned day-to-day repairs, emergency and preventative maintenance. Completes maintenance and repair records as required.
- Reviews assigned work orders. Estimates time and materials needed to complete repair.
- Troubleshoots and repairs residential plumbing systems and kitchen appliances.
- Inspects new installation for compliance with building codes and safety regulations.
- Maintains lighting systems throughout the facility, cleaning fixtures and replacing bulbs and lamps.
- Assists as needed with grounds maintenance of the property (i.e. performing raking, sweeping, leaf blowing or snow removal).
- Performs carpentry, furniture assembly and locksmith tasks as needed.
- Responds quickly to emergency situations, summoning additional assistance as needed.
- Performs other duties as assigned.
Qualifications:
- High school diploma or GED required; technical or trade school training preferred
- 1–3+ years of experience in residential, multifamily, or facilities maintenance
- Working knowledge of general maintenance tasks, including:
- Plumbing repairs
- Electrical troubleshooting (basic)
- HVAC maintenance (EPA certification a plus)
- Carpentry, drywall, painting, and appliance repair
- Ability to perform preventative maintenance and respond to work orders in a timely manner
- Strong troubleshooting and problem-solving skills
- Familiarity with safety procedures, tools, and equipment used in maintenance operations
- Excellent customer service and communication skills when interacting with residents and property staff
- Ability to work independently and as part of a team
- Ability to lift up to 50 lbs and perform physical tasks such as bending, climbing, and standing for extended periods
- Valid driver’s license and reliable transportation
- Availability for on-call or after-hours maintenance as needed
Preferred / Nice-to-Have
- EPA Universal Certification
- Experience in multifamily or residential housing environments
- CMRT, CPO, or similar maintenance certifications
- Basic computer skills for work order systems
