Job Description🛠️ Roving Maintenance Technician (Live-On-Site Keyholder) – Pampas Lane Property (Anaheim, CA)
Hourly Rate: $22.00 - $35.00/hour (commensurate with experience and skill)
Schedule: Monday – Friday | 8:00 AM – 4:30 PM
Location: Pampas Lane Apartments (Anaheim, CA) – Roving Throughout the Greater Orange County Region
Job Type: Full-Time | Non-Exempt
IMPORTANT NOTE: This position requires the incumbent to live on-site at our Pampas Lane property in Anaheim, CA in exchange for reduced rent - though the incumbent will rove the greater region surrounding their home. We are open to Residential Cleaners/Porters, Maintenance Techs, and skilled-tradespeople such as Painters, Appliance Techs, Plumbers, etc., and pay will be commensurate with position. However, living on-site at our Pampas Lane property is non-negotiable.

We’re currently seeking a Roving Maintenance Technician to join our team. This role is unique in that it includes a live-on-site keyholder unit at our Pampas Lane property in Anaheim, CA, while your day-to-day assignments will be roving throughout the surrounding Orange County region.
Keyholder Housing Benefit
As part of this role, you will be required to live on-site at our Pampas Lane Apartments property as a keyholder.

What You’ll Do
As a Roving Maintenance Team Member, you’ll handle a wide range of maintenance tasks across multiple properties in the Los Angeles area. Your work will focus on resident service requests, preventive maintenance, and supporting property operations.
Depending on your skills and background, your day-to-day may include:

Responding promptly to work orders and maintenance emergencies

Troubleshooting and repairing:

Plumbing systems (leaks, clogs, fixture replacement)

Electrical systems (outlets, switches, fixtures)

HVAC systems and appliances (minor repair, replacement, PMs)

Carpentry, drywall, and paint (patching, touch-ups, minor builds)

Performing unit make-readies and renovations

Conducting regular inspections and preventive maintenance

Maintaining cleanliness and safety of common areas

Managing tools, materials, and work records (ADP, Corrigo)

Participating in on-call/emergency rotation (if applicable)
What We’re Looking For
This role is flexible—we’re open to candidates with different maintenance skill levels:

Entry-Level (Porter/Cleaner or Level 1 Tech): Familiar with tools, eager to learn, physically capable, dependable

Experienced Maintenance Technician: Solid all-around skills across multiple trades, able to work independently

Specialized Trade Technician: Background in painting, plumbing, or appliance repair who wants consistent work across multiple properties
Must-Have Skills & Qualities

Dependability and accountability - you show up and follow through

Ability to work independently while still being a strong team player

Basic comfort with phone apps like Outlook and Corrigo (or willingness to learn)

Customer service and communication skills to work effectively with residents and team members

Valid CA Driver’s License, reliable personal vehicle, and insurance
Minimum Requirements

2+ years of hands-on maintenance experience, preferably in residential property management highly preferred, but not necessarily required

Must be able to speak, write, and understand conversational English

Valid CA Driver’s License, reliable personal vehicle and auto insurance

High school diploma or GED preferred

Legally authorized to work in the United States without sponsorship (non-negotiable - any offer of employment is conditional based on ability to certify employment authorization via USCIS E-Verify system).

Ability to pass background check and drug screen (a conviction does not automatically disqualify you)
Physical Requirements

Lift and move up to 50 lbs independently (team lifts for heavier items)

Frequent bending, squatting, climbing, kneeling, pushing/pulling

Comfortable working indoors and outdoors in all weather conditions

Must be able to legally and safely operate a vehicle daily
