Maintenance Manager
Schedule: Monday – Friday
As the Maintenance Manager, you will lead all campus engineering and maintenance operations, including vehicles, equipment, building systems, and utilities, to deliver safe, reliable, and cost-effective service. You’ll set priorities, schedules, allocate resources, and ensure timely preventive maintenance and repairs. You will also lead and develop a team of technicians by training, coaching, and evaluating skills and performance, while stepping in hands-on to troubleshoot and repair as needed.

What You’ll Do:
As the Maintenance Manager, you are responsible for the oversight and coordination of various maintenance and repair tasks involving multiple systems. You will oversee preventive maintenance and ensure fast, high-quality work-order completion. This includes but is not limited to:
Day-to-day Operations Management:
- Manage work orders in a manner that incorporates all considerations and prioritize accordingly. Incorporate new information as it arises.
- Manage and maintain physical and disposable resources, including equipment and operations maintenance.
- Directly oversee production activities, including contracted services, to ensure timeliness, quality, and cost effectiveness in all work.
- Coordinate daily staffing in order to complete all work assignments and replace any absences or reassign team members to ensure there is proper coverage to cover the workload.
- Ensure that preventive maintenance programs are developed and implemented, and monitor results, for the entire community, related equipment and systems, and other department equipment.
- Maintain the emergency power-generating equipment along with all the life safety requirements.
- Through the direction of the Director of Plant Operations, ensure operating, inventory, and labor budget parameters are achieved.
- Manage and maintain physical and disposable resources, reporting any functional issues to the Director of Plant Operations.
- Conduct daily walk-throughs of the community with direct reports.
Project/Program Management
- Implement, as directed, production and quality control standards; provide follow-up progress reports as required.
- Assist the Director of Plant Operations in implementing and monitoring preventative maintenance programs.
- Assist the VP of Plant Operations with exploring contracted services by collecting bids and selecting and monitoring vendors.
- Direct and monitor vendor services; oversee day-to-day activities, provide status updates on assigned projects/ tasks to community parties and leadership as necessary.
- Assist the Director of Plant Operations in implementing and monitoring preventative maintenance programs for all facilities, related equipment and systems, and other department equipment.
- As assigned, provide lateral service to support resident homes, the health center, and interior/ exterior renovation projects.
Vendor Management
- Direct and monitor vendor services (via assignment to Techs); provide status on assigned project/ tasks as necessary.
Compliance/Safety
- Support the development of and implement a Safety Program based on best practices and the specific needs and constraints of Sinai Residences.
- Ensure that team members are taught the proper use of all department equipment, chemical and PPE, and facility policies and procedures in assigned areas of responsibility.
- Comply with applicable federal, state, and local laws, rules, and regulations; maintain knowledge of and follow all company policies and procedures.
- Ensure safety standards and regulatory compliance are met in all work tasks and equipment maintenance.
- Meet federal, state, and local regulatory requirements
- Develop, implement, and maintain emergency preparedness, life safety, fire and safety, and other required procedures; ensure procedures are communicated and residents and team members receive training on procedures, oversee periodic drills and implement corrective action as required; maintain implementation and monitoring records as required.
People Management
- Select, train, manage, and evaluate direct reports, and provide coaching and any corrective measures needed per company procedures and processes.
- Ensure proper job training and support are given to all new direct reports.
What You Will Need:
- Bachelor’s degree in a related field or equivalent combination of technical education and experience.
- 7+ years of applicable technical experience.
- 5 years managing a team of people.
- Certification, license, or equivalent as required under state and/ or local regulation to operate or repair certain equipment.
- A state-issued driver’s license with a driving record clear of infractions as defined by current insurance mandates.
PHYSICAL REQUIREMENTS/WORKING CONDITIONS:
The physical responsibilities of this position constantly require effective climbing, bending, crouching, twisting, smelling, reaching, standing, walking, pushing, pulling, lifting, carrying, grasping, feeling, talking, hearing, and repetitive motions. This position often involves medium work, exerting up to 50 pounds of force occasionally, and/or up to 30 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects. Must be able to have visual acuity to determine the accuracy, neatness, and thoroughness of work assigned or make general observations of the community; close visual acuity, such as reading a computer screen, reading printed material, inspecting small defects, and using measurement devices; perform activities with visual acuity within arm’s reach, such as operating machines. The functions of this position are conducted in a temperature-controlled environment and not substantially exposed to adverse environmental conditions and may be routinely exposed to noise, vibration, working hazards such as mechanical equipment, exposure to heat, exposure to chemicals, work in close quarters, narrow aisles, or passageways, communicable diseases, bloodborne pathogens, cleaning chemicals, dust, odors and a variety of pets.
