Zeal Development
Location: Remote available, with primary project work in San Antonio and Houston, TX. Company headquarters in Farmington Hills, MI.
Travel: Regular travel required, with flexibility as territories expand.

Role Overview

The Senior Project Manager at Zeal Development is responsible for leading ground-up and adaptive reuse construction projects where Zeal is acting as the General Contractor. This role owns execution from preconstruction through closeout, with direct accountability for schedule, cost control, quality, and field coordination.

This is a hands-on role suited for an experienced builder who can run multiple projects simultaneously, make sound decisions in real time, and represent Zeal professionally in the field with subcontractors, inspectors, consultants, and ownership partners.

Success Measures

Success in this role is measured by consistent delivery of projects that meet Zeal’s standards for cost, schedule, quality, and documentation. Additional measures include adherence to internal processes, proactive issue resolution, strong subcontractor performance, and achievement of defined qualitative and quantitative KPIs.

Duties and Responsibilities

Preconstruction and Plan Review

• Lead detailed plan reviews of architectural and engineering sets.

• Identify scope gaps, constructability issues, and cost risks early.

• Redline drawings and coordinate clarifications prior to release for pricing.

Bidding and Subcontractor Procurement

• Develop bid packages and manage the full subcontractor bidding process.

• Establish bid timelines, conduct post-bid reviews, and level scopes.

• Recommend subcontractor awards based on cost, scope completeness, and performance history.

Contracting and Project Setup

• Support subcontractor contract execution and project buyout.

• Lead project setup in Procore, including budgets, schedules, and documentation standards.

• Coordinate preconstruction meetings and mobilization activities.

Project Execution and Field Oversight

• Serve as the primary point of responsibility for day-to-day project execution.

• Conduct regular site visits and lead weekly project meetings.

• Ensure work is performed in accordance with plans, specifications, safety standards, and quality expectations.

• Actively manage subcontractor performance and sequencing.

Schedule and Financial Management

• Develop, track, and manage project schedules using company standards.

• Monitor budgets, forecasts, and cost reports.

• Review pay applications, manage change orders within authority limits, and escalate issues as required.

• Maintain accurate and timely financial reporting.

Closeout and Turnover

• Manage punchlist completion, inspections, and certificate of occupancy.

• Oversee closeout documentation, warranties, and turnover packages.

• Ensure a clean and timely project closeout.

Software and Systems

• Utilize Procore as the central project management platform for documentation, communication, and tracking.

• Follow Zeal’s internal processes for reporting, approvals, and recordkeeping.

Travel and Flexibility

• Travel regularly to active project sites in Texas.

• Support expansion into additional markets as Zeal grows its GC footprint.

Qualifications

• 8+ years of construction project management experience, preferably in a GC or self-perform environment.

• Proven experience running projects from preconstruction through closeout.

• Strong knowledge of subcontractor procurement, scheduling, and cost control.

• High proficiency with Procore.

• Ability to manage multiple projects simultaneously without loss of detail.

• Strong communication skills and sound judgment in the field.

• Willingness to travel regularly and adapt to new markets.

What This Role Is Not

This is not a desk-only or oversight-only position. The Senior Project Manager is expected to be actively involved in execution, decision-making, and problem solving, with real ownership of outcomes.
