The Maintenance Technician plays a central role in keeping our apartment community safe, attractive, and fully operational. This position handles day‑to‑day repairs, preventative maintenance, and resident service requests while ensuring compliance with Florida building codes, safety standards, and property policies. The ideal candidate is reliable, skilled across multiple trades, and comfortable interacting with residents in a professional, friendly manner.
Key Responsibilities
Maintenance & Repairs

Perform routine and emergency maintenance across HVAC, plumbing, electrical, carpentry, and appliance systems.

Diagnose issues and complete repairs efficiently to minimize downtime.

Prepare vacant units for new residents, including painting, cleaning, and general repairs.

Maintain community amenities such as pools, fitness centers, and common areas (following Florida health and safety regulations).
Preventative Maintenance

Conduct scheduled inspections of building systems, equipment, and units.

Document findings and complete preventative tasks to extend equipment life and reduce breakdowns.

Monitor and maintain inventory of tools, supplies, and replacement parts.
Resident Service

Respond promptly and professionally to resident work orders.

Communicate clearly about repair timelines and follow-up needs.

Ensure a positive resident experience through courteous, respectful interactions.

Follow all OSHA, EPA, and Florida building code requirements.

Maintain a clean, organized, and safe work environment.

Participate in on‑call rotation for after‑hours emergencies.

Assist with hurricane preparedness and post‑storm inspections as needed.
Qualifications

Proven experience as a maintenance technician, preferably in multifamily housing.

Working knowledge of HVAC, plumbing, electrical, and appliance repair.

EPA Section 608 certification (preferred for HVAC work).

Ability to lift 50+ pounds, climb ladders, and work in various weather conditions.

Valid Florida driver’s license and reliable transportation.

Strong problem‑solving skills and attention to detail.

Ability to work independently and as part of a team.
