EFP is seeking a skilled and reliable Maintenance Technician to join our team. This role is ideal for someone with strong hands-on experience in residential maintenance who can work independently, manage tasks efficiently, and maintain high-quality standards across multiple properties.
This is a full-time position, Monday through Friday, with participation in an on-call rotation as needed.
Location: Whittier, CA (Work within 10–30 mile radius)
What You’ll Do
- Complete general maintenance: plumbing, electrical, carpentry, drywall, and painting
- Perform unit turns (“make-readies”) for new tenants
- Respond to service requests and emergency maintenance calls
- Diagnose problems and complete repairs quickly and correctly
- Install appliances, water heaters, smoke/CO detectors, sinks, toilets, and cabinets
- Maintain irrigation systems and common areas
- Coordinate with residents, vendors, and supervisors
- Order materials and track expenses
- Keep accurate work orders, time sheets, and receipts
Technical Skills Needed:
Candidates should be able to diagnose and repair:
- Plumbing: clogged drains, toilets, flush valves
- Electrical: outlets, fixtures, ballasts, ceiling fans
- HVAC/basic gas systems: relight pilots, replace thermocouples, filters, and thermostats
- Drywall & Painting: patching, interior and exterior painting
- Carpentry & Tile: basic repairs and installation
- General maintenance: debris removal, graffiti cleanup, and property upkeep
Requirements
- Valid driver’s license, registration, and insurance
- Reliable truck or van (required)
- Must have own tools and basic equipment
- Ability to be on-call as scheduled
Work Environment
- Indoor and outdoor work
- Physical tasks including lifting, climbing ladders, and working in tight spaces
- May include roofs, attics, and under-building access
