Hours: 8-5 / M-F / Temporary

Summary The Leasing Coordinator will be responsible for a maximum of 111 leases at any given time. This position is responsible for all eligibility paperwork, application processing, Annual Recertifications, interims and exits. Must be able to follow strict HUD guidelines and ability to interact with tenants for day-to-day operations. Court appearances will be part of this position.

  • Manages 111 leasing units / leases.
  • Ensures program compliance by collecting eligibility paperwork to complete applications as per HUD regulation.
  • Proficient in Fair Housing, Americans with Disabilities Act (ADA), Reasonable Accommodation and HUD regulations associated with HUD Section 811.
  • Maintain occupancy reports by entering data in leasing database at entry, interim, annual and exit.
  • Coordinate with consulting firm for calculating rental amounts to include HAP payment and Tenant portion.
  • Review all applications to ensure applicants meet all eligibility documentation prior to move-in.
  • Organize house meetings and respond to complaint forms.
  • Problem solve within the homes concerning tenant issues and complaints.
  • Understand the grievance policy and make it available to all tenants as needed.
  • Assist applicants with the application process when needed.
  • Coordinate with consulting firm to maintain a waiting list with up to date and completed documentation.
  • Participates in and/or conducts marketing activities including presentations to local social service agencies, non-for profit organizations, local events and newspaper entries.
  • Serve late letters, 21/30 lease violations, immediate terminations and 30-day lease terminations.
  • Attend Court when necessary to get possession of the property.
  • Collect criminal background checks.
  • Verify Employment.
  • Visit all 27 properties in person.
  • Report to Program Manager.
  • Performs other duties as assigned.

Qualifications:

To perform this job successfully an individual must be able to communicate well via phone and in person to a possible team of paraprofessionals and professionals per tenant. These are to include, case managers from different agencies, Human Services across cities in Hampton Roads, caregivers, payees and family. This may include emergency services.

  • Bachelor’s degree preferred. (BA or BS)
  • Minimum of one years’ experience and/or training.
  • Proficient in Word, Excel, property management databases and critical writing.
  • Knowledge of HUD related housing programs.
  • Proficient in reasonable accommodations.

Communication skills

  • Effectively present information and respond to questions from groups of managers, clients, customers, and the public.
  • Read, analyze and interpret HUD regulation, professional journals and instructional guides.
  • Write reports, run reports, produce business correspondence, and create/ update procedural manuals.

Mathematical Skills

  • Add, subtract, multiply and divide.
  • Compute averages and medians.
  • Interpret bar graphs.

Reasoning ability

  • Define problems, collect data, create time lines of events and draw valid conclusions/solutions.
  • Interpret an extensive variety of technical instructions.
