Maintenance Technician & Groundskeeper

Job Summary
We are seeking a reliable and hardworking Maintenance Technician & Groundskeeper to help maintain our property and ensure a safe, clean, and welcoming environment for tenants and visitors. This role is responsible for general maintenance, repairs, and grounds upkeep while delivering excellent customer service and responding promptly to maintenance needs.
The ideal candidate is hands-on, dependable, and comfortable working independently while coordinating closely with property management.
Key Responsibilities
General Maintenance
- Perform minor electrical repairs including replacing switches, outlets, light fixtures, bulbs, ballasts, sockets, and similar components.
- Conduct basic plumbing repairs such as fixing leaks, unclogging drains, replacing hoses, and performing minor line work.
- Complete general carpentry, painting, and masonry tasks including door repairs, lock installations, and surface preparation and painting.
- Maintain tools, equipment, and replacement parts in safe working condition.
Groundskeeping
- Maintain property grounds including mowing, edging, weed trimming, and basic tree trimming.
- Ensure outdoor areas remain clean, safe, and visually appealing.
Property Upkeep
- Prepare and paint surfaces such as walls, doors, floors, roofs, and equipment to protect materials and maintain the property’s appearance.
- Assist with general facility upkeep to maintain a safe and comfortable environment.
Operations & Reporting
- Maintain accurate daily maintenance logs and report completed work and outstanding issues.
- Review daily and weekly work schedules to prioritize maintenance tasks.
- Prepare daily activity reports for management.
- Work closely with the Property Manager to ensure the property is properly maintained.
- Perform additional maintenance or operational duties as needed.
Qualifications
Education & Experience
- High School Diploma or GED required
- Basic working knowledge of electrical, plumbing, and carpentry
Skills & Abilities
- Valid driver’s license and reliable transportation
- Strong communication and customer service skills
- Ability to work independently with minimal supervision
- Ability to follow directions and complete tasks efficiently
- Basic computer skills including Microsoft Word, Excel, Outlook, and internet use
- Familiarity with common maintenance tools and equipment
Physical Requirements
- Ability to lift up to 70 pounds
- Ability to climb ladders and step ladders
- Ability to stand, walk, bend, kneel, twist, climb, and perform physical labor for extended periods
- Ability to safely operate maintenance tools and equipment
