Nautilus 220 is a luxury waterfront condominium community located in Lake Park, Florida, offering elevated residential living with resort-style amenities, marina access, and a hospitality-driven resident experience. Managed by Black Briar Management, the property combines upscale service standards with modern operational excellence.
Black Briar Management (BBM) is a rapidly scaling hospitality-focused property management company whose portfolio spans traditional condominiums, condo-hotels, multifamily communities, commercial real estate, and mixed-use assets across South Florida.
At Nautilus 220, the Chief Engineer is responsible for ensuring the property's building systems, infrastructure, equipment, and preventive maintenance programs operate at the highest standards while preserving the luxury resident experience.
POSITION OVERVIEW
The Chief Engineer provides strategic leadership and hands-on oversight of all engineering, maintenance, and building operations throughout Nautilus 220. This role is responsible for maintaining the physical integrity, safety, functionality, and appearance of the community while ensuring all building systems operate efficiently and in compliance with applicable regulations.
The Chief Engineer leads the maintenance team, manages capital improvement and preventive maintenance programs, oversees vendor performance, and responds to operational emergencies. This position works closely with onsite leadership to support long-term asset preservation while delivering the elevated service standards expected within a luxury residential community.
The ideal candidate is an experienced engineering professional with strong technical knowledge, exceptional leadership abilities, outstanding organizational skills, and a proactive approach to facility management.
CORE RESPONSIBILITIES
- Engineering Operations & Building Systems: Provide leadership over all mechanical, electrical, plumbing (MEP), HVAC, life safety, fire protection, elevators, pumps, generators, pool equipment, irrigation systems, and other critical building infrastructure. Ensure all systems remain fully operational, efficient, and compliant with applicable codes and manufacturer recommendations.
- Preventive Maintenance Program: Develop, implement, and continuously improve comprehensive preventive maintenance schedules for all building systems, equipment, amenities, and common areas. Maintain detailed maintenance records and ensure work is completed according to schedule.
- Team Leadership: Lead, mentor, schedule, and develop the maintenance team while establishing performance expectations, accountability, safety standards, and operational excellence. Foster a collaborative, service-focused culture centered on responsiveness and quality workmanship.
- Vendor & Contractor Management: Manage third-party contractors, engineering consultants, specialty vendors, and service providers. Coordinate bids, supervise work, review contracts, verify insurance compliance, monitor project quality, and ensure timely completion of all services.
- Capital Projects & Renovations: Assist with planning and execution of capital improvements, equipment replacements, infrastructure upgrades, warranty work, and renovation projects. Coordinate project timelines while minimizing operational disruptions to residents.
- Budget & Expense Management: Assist with preparing and managing the Engineering Department operating and reserve budgets. Monitor expenditures, recommend cost-saving initiatives, oversee inventory control, and ensure responsible allocation of maintenance resources.
- Emergency Response: Serve as the primary engineering contact during emergencies including hurricanes, flooding, power outages, equipment failures, fire alarm events, and other building incidents. Develop emergency preparedness plans and ensure team readiness.
- Regulatory Compliance & Safety: Ensure compliance with OSHA standards, local building codes, fire safety regulations, environmental requirements, and condominium governing documents. Maintain inspection schedules, certifications, permits, and required documentation.
- Resident Service Excellence: Support the resident experience by ensuring maintenance requests are completed professionally, efficiently, and with minimal disruption. Partner with Operations and Concierge teams to maintain exceptional hospitality standards.
- Inventory & Asset Management: Maintain accurate inventories of tools, equipment, replacement parts, maintenance supplies, and engineering assets. Ensure proper storage, organization, and procurement of necessary materials.
- Continuous Improvement: Identify opportunities to improve operational efficiency, sustainability initiatives, energy management, preventive maintenance practices, and long-term asset preservation while supporting Black Briar Management's operational excellence standards.
WHAT YOU BRING
- 5+ years of engineering or facilities management experience within luxury residential, condominium, hospitality, hotel, or commercial properties.
- Previous leadership or supervisory experience managing engineering or maintenance teams.
- Strong working knowledge of HVAC, plumbing, electrical, mechanical systems, life safety systems, elevators, generators, pumps, and building automation systems.
- Experience managing preventive maintenance programs and capital improvement projects.
- Ability to read blueprints, engineering drawings, technical manuals, and construction documents.
- Strong budgeting, vendor management, and project coordination skills.
- Excellent organizational, communication, and leadership abilities.
- Ability to prioritize multiple projects while maintaining exceptional service standards.
- Computer proficiency including Microsoft Office and maintenance management software.
- Universal EPA Certification and/or relevant engineering certifications preferred.
- CAM, hotel, condominium, or luxury residential experience strongly preferred.
- Bilingual English/Spanish preferred.
PHYSICAL REQUIREMENTS
- Ability to walk the property extensively, including stairways, rooftops, mechanical rooms, and parking facilities.
- Ability to lift up to 50 lbs., operate maintenance equipment, and perform occasional hands-on repairs.
- Ability to respond to emergency situations outside normal business hours, including weekends and holidays.
