We're currently seeking a hands-on Community Manager to oversee operations at a 100+ unit affordable housing community in Council Bluffs, Iowa, just across the river from Omaha.
This role is ideal for an experienced affordable housing manager who can confidently navigate layered compliance requirements and run a lean, full-site operation. You’ll oversee everything from LIHTC and subsidy compliance to collections, budgeting, vendor management, and team leadership, with direct reporting to a Regional Manager and strong long-term growth potential within a nationwide portfolio.

Responsibilities
- Maintain stable occupancy through leasing activity and resident relations
- Assist with training and directing site personnel
- Support compliance efforts across Section 8, Section 42, and market rate units
- Collaborate with the Community Manager to ensure smooth day-to-day operations
Qualifications
- 2+ years of affordable housing operations or leasing experience
- Familiarity with Section 8, Section 42 (LIHTC), or market rate housing
- Strong resident relations and customer service skills
- Yardi software experience is a plus
- Available M–F 8:30–5:30 with alternating Saturdays and on-call duties
