Maintenance Technician – Direct Hire
Location: Irvine CA area
This position will include maintaining a high-rise building environment by completing building work orders related to maintenance and janitorial, but also coordinating projects with building equipment, heating, cooling, electrical, plumbing and more.
RESPONSIBILITIES INCLUDE:
- Performs assigned and preventive maintenance tasks as well as minor plumbing repairs such as (sinks, faucets, toilets, urinals) and minor electrical repairs such as (light bulb and electronic ballast replacement) - as needed.
- Completes assigned work orders and service requests in a timely manner.
- Aids in all phases of project work including moving, remodeling and equipment removal and installation when required
- Assists with unscheduled repairs/troubleshooting of building equipment.
- Assists in maintenance of HVAC equipment including boilers and fan room, which includes filter changes, water treatment, as well as responding to and resolving tenant HVAC comfort calls.
- Completes daily, weekly, and monthly checklists and reporting.
- Picks up parts and supplies at local vendors – As needed.
- Supports staff as needed to maintain cleanliness of the property.
- Responds to emergency calls outside of scheduled working hours on weekdays, weekends, and holidays when needed.
REQUIREMENTS INCLUDE:
· High school diploma or GED and/or vocational or trade school training, or equivalent combination of education and experience.
- Possess demonstrated carpentry, plumbing and/or HVAC or related skills and knowledge.
- Experienced in light construction including drywall and ceiling repair, electrical, painting and plumbing.
- 3+ years of experience as a commercial Class A building maintenance technician.
- Must have own vehicle with current driver’s license and insurance - personal automobile liability insurance coverage.
- Must have own small tools.
- Good communication abilities - Ability to speak, read, write, and understand the English language.
- Basic math skills with ability to read diagrams and blueprints.
- Ability to provide excellent customer service.
- Could (At times) potentially work outside in weather.
· Will frequently drive to designated properties as assigned and will be getting in and out of an automobile.
PHYSICAL REQUIREMENTS INCLUDE:
· Regularly required to talk, hear, and/or see – 100% of the Day.
· The employee frequently is required to stand, walk, climb, balance, stoop, kneel, crouch, climb ladders and work on rooftops- 75% of the Day.
· The employee is occasionally required to reach with hands and arms, lift and move 25 pounds or more. 25% of the Day.
· Occasionally lift and/or move up to 100 pounds - 5% of the Day.
· Vision requirements include close vision, distance vision, and the ability to adjust focus.
· Noise level- Moderate.
COMPENSATION: $26.00 - $35.00/hr - DOE
