Scope of Work:

The Site Manager is responsible for overall leadership, direction, and performance of maintenance operations across assigned locations. This position ensures contract compliance, operational efficiency, and high-quality service delivery while providing strategic oversight of personnel, resources, and customer relationships.

Responsibilities:

  • Provide overall leadership, management, and direction for site operations and maintenance teams.
  • Directly oversee Site Leads and ensure consistent execution of maintenance operations across all assigned locations.
  • Serve as the primary point of contact for program leadership and customers regarding site performance, priorities, and operational concerns.
  • Establish operational priorities and ensure alignment with contract requirements and service level agreements (SLAs).
  • Monitor and evaluate site performance, including work order completion, preventive maintenance, and key performance indicators (KPIs).
  • Conduct regular site visits and inspections to ensure compliance with quality standards, safety requirements, and contractual obligations.
  • Ensure consistent implementation and enforcement of safety programs, policies, and regulatory requirements across all locations.
  • Oversee the effective use of CMMS systems (e.g., Maximo) for work order management, reporting, and asset tracking.
  • Ensure accuracy, consistency, and timeliness of operational reporting and documentation.
  • Manage vendor and subcontractor performance, ensuring services are delivered in accordance with contract requirements.
  • Provide oversight of budget execution, cost control, and resource allocation across assigned sites.
  • Identify operational risks and implement corrective actions to ensure continuity of services.
  • Maintain strong, professional relationships with customers and stakeholders, ensuring high levels of customer satisfaction.
  • Support program-level reporting, audits, and compliance reviews.
  • Adhere to company policies, procedures, and safety regulations.
  • Performs other duties as assigned.

Requirements:

  • Five (5) years of experience managing facilities maintenance operations, including preventive and corrective maintenance across multiple building systems (HVAC, electrical, plumbing).
  • Demonstrated experience managing multi-site operations and supervising management-level staff (e.g., Site Leads or Supervisors).
  • Experience overseeing CMMS/work order systems (e.g., Maximo) in a government or Base Operations Support (BOS) contract environment.
  • Experience supporting federal government BOS contracts preferred.
  • Bachelor’s degree in business management, facilities management, or related field preferred.
  • Proficiency in Microsoft Office Suite (Word, Excel, Outlook); experience with CMMS systems preferred.
  • Strong leadership, organizational, and decision-making skills.
  • Effective written and verbal communication skills.
  • Must be able to obtain and maintain a Department of Defense security clearance (Secret or higher, as required by site).
  • Must possess and maintain a valid state driver’s license and a safe driving record, in accordance with company policy, to operate vehicles or equipment as required for the position.

Physical Demands / Work Environment:

  • Ability to sit or stand for extended periods while working at a computer or desk.
  • Frequent use of hands for typing, data entry, and handling documentation.
  • Work is primarily performed in an office setting; however, regular site visits and field inspections are required.
  • Must be able to work outdoors in varying weather conditions and navigate active work sites when necessary.
  • May require standing, walking, bending, or climbing for extended periods while wearing appropriate personal protective equipment (PPE).
  • Must be able to work on-call, alternate, and extended schedules, including weekends and holidays, as needed to support operational requirements.
