About the Role:

The Maintenance Supervisor at Landings Apartment Community plays a critical role in ensuring the operational excellence and upkeep of all residential facilities within the property. This position is responsible for overseeing the maintenance team to deliver timely, high-quality repairs and preventative maintenance that enhance tenant satisfaction and preserve property value. The supervisor will coordinate with property management to prioritize maintenance requests, manage vendor relationships, and ensure compliance with safety and regulatory standards. By proactively identifying potential issues and implementing effective solutions, the Maintenance Supervisor helps maintain a safe, functional, and attractive living environment. Ultimately, this role is pivotal in supporting the overall success of the community by fostering a well-maintained and efficiently operated property.

Minimum Qualifications:

  • High school diploma or equivalent required; technical or vocational training in building maintenance or related field preferred.
  • Minimum of 3 years of experience in maintenance or facilities management, with at least 1 year in a supervisory role.
  • Strong knowledge of building systems including HVAC, plumbing, electrical, and general repairs.
  • Ability to read and interpret technical manuals, blueprints, and safety regulations.
  • Valid driver’s license and ability to operate maintenance equipment safely.

Preferred Qualifications:

  • Certification in facilities management or maintenance supervision (e.g., Certified Maintenance Manager).
  • Experience working in residential property management or real estate development environments.
  • Familiarity with computerized maintenance management systems (CMMS) and inventory control software.
  • First aid and OSHA safety training certifications.
  • Strong leadership and conflict resolution skills demonstrated in previous supervisory roles.

Responsibilities:

  • Supervise and lead the maintenance team, including scheduling, training, and performance management to ensure efficient operations.
  • Coordinate and prioritize daily maintenance tasks, emergency repairs, and preventative maintenance activities across the property.
  • Inspect facilities regularly to identify maintenance needs and ensure compliance with safety codes and regulations.
  • Manage relationships with external contractors and vendors, including negotiating contracts and overseeing work quality.
  • Maintain accurate records of maintenance activities, inventory, and equipment to support budgeting and reporting requirements.
  • Collaborate with property management to develop maintenance plans and budgets aligned with community goals.
  • Respond promptly to tenant maintenance requests, ensuring high levels of customer service and satisfaction.
  • Implement and enforce safety protocols to protect staff, residents, and property assets.
