Location: Brentwood, TNDepartment: AccountingSalary Range: $75 - 95K

Role Summary

The Property Accountant manages financial operations for assigned properties, ensuring accurate reporting and compliance with deadlines. This position supports monthly and annual close processes, budget preparation, and audit activities. Extended hours may be required during peak periods such as month-end, year-end, and budgeting. This is an on-site role.

Primary Duties

Financial Close & Reporting

  • Complete monthly accruals for base rent, percentage rent, CAM revenue, and tax revenue per lease agreements.
  • Accrue and amortize expenses including taxes, insurance, management fees, utilities, and CAM/non-CAM payables.
  • Review operating statements and provide initial variance commentary.
  • Maintain and update forecast ledgers as necessary.

Balance Sheet & Account Reconciliation

  • Reconcile bank accounts, escrow balances, reserves, and prepaid expense schedules.
  • Confirm fixed assets align with asset book reports.
  • Accrue capital expenditures, distinguishing between operational and development costs.
  • Review A/R aging, tax and CAM receivables, principal and interest payables, management fees, unearned rent, and bad debt reserves.
  • Provide year-over-year variance explanations.

Variance Analysis

  • Prepare variance reports comparing actuals to budget for operating statements, base rent, and forecasts, applying materiality thresholds.

Cash Flow Management

  • Develop and update property-level cash flow analyses to determine funds available for partner or corporate distributions.

Partner & Lender Reporting

  • Compile and distribute financial packages per agreement terms, including statements, rent rolls, certifications, and DSCR calculations.

Budgeting & Forecasting

  • Update quarterly forecasts and revised budgets for revenue streams, operating costs, capital projects, tenant allowances, broker commissions, and cash projections.
  • Collaborate with property managers and leasing teams to prepare annual budgets.
  • Create budget presentation materials for lenders, partners, and executive review.

Annual Reconciliations & Audit Support

  • Perform CAM and insurance reconciliations and tax true-ups by tenant.
  • Prepare audit support documentation, respond to auditor inquiries, and review draft reports.

Development Accounting

  • Record and analyze project-related costs.
  • Generate timely and accurate financial reports for development activities.
  • Perform monthly and project reconciliations to ensure data integrity.
  • Verify compliance with regulations and review contracts.
  • Partner with project managers and finance teams to provide financial oversight.

Other Responsibilities

  • Record entries for new loans, refinancing, acquisitions, and dispositions, including seller prorations.

Qualifications

  • Bachelor’s degree in Accounting, Finance, or related field preferred.
  • Prior experience in property accounting or real estate finance is advantageous.
  • Strong analytical, organizational, and communication skills.
  • Proficiency in accounting software and Microsoft Excel.
  • Ability to work extended hours during peak periods.



Pay Details: $75,000.00 to $95,000.00 per year
