Maintenance Supervisor - Multi-Family Housing
We are currently accepting applications for a full-time Maintenance Supervisor to support and oversee maintenance operations within our multi-family housing portfolio. This position plays a critical leadership role in ensuring the physical integrity, safety, and overall appearance of the community while supporting resident satisfaction and operational excellence. The Maintenance Supervisor works closely with the Property Manager and serves as a key contributor to the success of daily property operations, preventative maintenance programs, unit turns, and construction-related repairs.
The Maintenance Supervisor is responsible for planning, coordinating, and performing maintenance and construction-related tasks across residential buildings, common areas, grounds, and parking facilities. This role requires a hands-on professional who can lead by example, manage maintenance priorities, and ensure work is completed efficiently, safely, and to company standards. Maintaining a professional demeanor and fostering positive interactions with residents, vendors, and onsite staff is essential.
Primary responsibilities include overseeing the completion of work orders, ensuring preventative maintenance schedules are followed, and performing regular inspections of building exteriors, interiors, and mechanical systems. The Maintenance Supervisor is accountable for maintaining curb appeal, which may involve supporting leasing and management teams with model unit detailing, signage, banners, and other presentation needs to support occupancy goals. Grounds, hallways, garages, dumpster areas, and parking lots must be kept clean, safe, and free of debris at all times.
This role also manages the unit turnover process in a multi-family housing environment. Vacant units must be turned within seven days of resident move-out, requiring coordination with maintenance technicians, contractors, and vendors to ensure timelines are met. Responsibilities include scheduling vendors, overseeing construction or repair work, changing locks on vacant units, and confirming units are rent-ready according to company standards.
The Maintenance Supervisor is responsible for maintaining inventory control of tools, parts, and supplies, as well as keeping the maintenance shop organized, clean, and compliant with safety regulations. Adherence to company safety policies, OSHA guidelines, and preventative risk measures is required at all times. Additional duties may be assigned as operational needs evolve.
Qualified candidates will have a high school diploma or GED and a minimum of two years of related experience in maintenance, construction, or multi-family housing operations. An equivalent combination of education and experience may be considered. The ideal candidate will possess strong troubleshooting skills, leadership abilities, and a working knowledge of building systems commonly found in residential communities.
A valid driver's license and a reliable vehicle are required, as driving between properties, vendor locations, or supply stores may be necessary as part of the role.
