Maintenance Supervisor

Bullpen is partnering with a growing multifamily owner/operator seeking experienced Maintenance Supervisors to oversee maintenance operations across apartment communities in the Kissimmee market.
This is an exciting opportunity to join a rapidly expanding organization. You'll play a key role in establishing maintenance operations, leading onsite teams, and driving operational excellence while working directly with ownership and leadership.

What You'll Be Doing
- Lead all day-to-day maintenance operations for a multifamily community
- Supervise and develop maintenance technicians and vendors
- Oversee work order completion, preventative maintenance, and unit turns
- Ensure apartments are turned efficiently and ready for new residents
- Manage vendor relationships and service contracts
- Maintain property appearance, safety, and regulatory compliance
- Troubleshoot HVAC, plumbing, electrical, appliance, and building systems
- Monitor inventory, supplies, and maintenance budgets
- Partner with onsite leadership to improve resident satisfaction and operational performance
- Respond to emergency maintenance issues as needed
What We're Looking For
- Multifamily maintenance leadership experience
- Proven ability to lead and develop maintenance teams
- Strong knowledge of HVAC, plumbing, electrical, appliances, and general building systems
- Experience managing work orders, preventative maintenance programs, and unit turns
- Strong organizational and problem-solving skills
- Excellent customer service and communication skills
Preferred Qualifications
- PTAC (Packaged Terminal Air Conditioner) experience strongly preferred
- EPA Certification
- HVAC Certification
- Experience using Entrata or similar property management software
- Established vendor relationships within the Central Florida market
- Experience supporting value-add or lease-up communities
