Multiple Apartment Communities | Portland, OR

We are seeking an experienced, hands-on Full-Time Property Manager to oversee the day-to-day operations of multiple apartment communities (100 + doors) throughout Portland. This position is ideal for someone who enjoys being on-site, working directly with residents and vendors, and keeping properties running smoothly.

This is an active role and not a desk-only position. The right candidate is organized, proactive, and comfortable managing properties independently.

What You’ll Be Doing

  • Oversee daily operations across multiple apartment communities
  • Be regularly on-site to manage property conditions and resident needs
  • Show units, lease apartments, and assist with renewals as needed
  • Coordinate move-ins, move-outs, and unit turnovers
  • Work directly with maintenance team and vendors to complete repairs and ensure unit readiness
  • Perform regular property walks and address maintenance, safety, and cleanliness issues
  • Communicate with residents regarding lease items, notices, policies, and concerns
  • Post notices and follow up on lease compliance issues
  • Use AppFolio to manage leases, notices, resident records, and basic reporting
  • Travel between properties throughout Portland as required
  • Respond to after hours and emergency maintenance calls

What We’re Looking For

  • 2 plus years previous experience as a Property Manager or Assistant Property Manager
  • Strong working knowledge of AppFolio is a plus
  • Solid understanding of leasing, tenant relations, and Fair Housing requirements
  • Ability to work independently and manage multiple properties
  • Reliable personal transportation and valid driver’s license
  • Dependable, organized, and detail-oriented

  • Comfortable coordinating vendors, contractors, and maintenance schedules
  • Basic office and computer skills (email, documents, data entry)
  • Ability to prioritize tasks in a fast-paced environment
