AbouttheRole
TheTrailManagerisaninstrumentalpartoftheRealEstateandAssetManagementteamatABI,reportingtotheVicePresidentofRealEstateandAssetManagement.TheTrailManagerisresponsibleformanagingthetimelycompletionofmaintenanceactivitiesacrossABIs300+acreportfolioandnegotiatingthelicensinganduseofABIassetsforavarietyofpurposes.
Responsibilities
- EffectivelymanagemaintenanceissuesastheyarisebyworkingwithABIstaffandassetmanagementpartnerstoobtainbidsfromqualifiedcontractors,monitoringtheirwork,andprovidingdirectionwhennecessary.
- TrackprogresswithmaintenanceissuesusingABIprojectmanagementtoolsandprocedures.
- PerformdatacollectiontocreateandmaintainABIsdigitalassetmanagementdatabase.
- Prepareandupdateassetoperationsanalysisreportsanddashboardstosupportassetperformance,routineoperationsmanagement,andcapitalprogrammingfrommultipledatasources.
- ManagetransitionofassetsfromconstructionphasetooperationsphasewithABIpartners.
- Routinelymakefieldvisitstoconfirmassetconditions,investigateissues,andmakeconnectionswithneighboringpropertyowners.
- NegotiatelicenseandaccessagreementsfortheuseofABIassetsforfilming,parking,restaurants/patios,AtlantaBeltlinetrailconnections,etc.,andperformcertaincontractmanagementobligations.
- BuildandstrengthenprofessionalrelationshipswithassetmanagementpartnerexecutivesattheCityofAtlanta,TreesAtlanta,InvestAtlantaandotherassetmanagementpartners.
- OverseethereceiptofcertainbuildingandadministrativepermitsfromtheCityofAtlantaforABIassets.
- EnsurethatspecialeventsandvolunteereffortsonABIassetsarebeingeffectivelytracked.
- PromotetheVision,MissionandCoreValuesofABIwhilefosteringacollegialworkenvironment.
- Otherdutiesasneededorrequested.
Qualifications
- Education:BachelorsdegreerequiredinRealEstate,Businessorrelatedfield;Mastersdegreepreferred.
- Experience:Fouryearsofexperienceinasset/propertymanagementrequired,withexperienceincommerciallandacquisition/developmentsupportaplus.
