AbouttheRole



TheTrailManagerisaninstrumentalpartoftheRealEstateandAssetManagementteamatABI,reportingtotheVicePresidentofRealEstateandAssetManagement.TheTrailManagerisresponsibleformanagingthetimelycompletionofmaintenanceactivitiesacrossABIs300+acreportfolioandnegotiatingthelicensinganduseofABIassetsforavarietyofpurposes.



Responsibilities



  • EffectivelymanagemaintenanceissuesastheyarisebyworkingwithABIstaffandassetmanagementpartnerstoobtainbidsfromqualifiedcontractors,monitoringtheirwork,andprovidingdirectionwhennecessary.
  • TrackprogresswithmaintenanceissuesusingABIprojectmanagementtoolsandprocedures.
  • PerformdatacollectiontocreateandmaintainABIsdigitalassetmanagementdatabase.
  • Prepareandupdateassetoperationsanalysisreportsanddashboardstosupportassetperformance,routineoperationsmanagement,andcapitalprogrammingfrommultipledatasources.
  • ManagetransitionofassetsfromconstructionphasetooperationsphasewithABIpartners.
  • Routinelymakefieldvisitstoconfirmassetconditions,investigateissues,andmakeconnectionswithneighboringpropertyowners.
  • NegotiatelicenseandaccessagreementsfortheuseofABIassetsforfilming,parking,restaurants/patios,AtlantaBeltlinetrailconnections,etc.,andperformcertaincontractmanagementobligations.
  • BuildandstrengthenprofessionalrelationshipswithassetmanagementpartnerexecutivesattheCityofAtlanta,TreesAtlanta,InvestAtlantaandotherassetmanagementpartners.
  • OverseethereceiptofcertainbuildingandadministrativepermitsfromtheCityofAtlantaforABIassets.
  • EnsurethatspecialeventsandvolunteereffortsonABIassetsarebeingeffectivelytracked.
  • PromotetheVision,MissionandCoreValuesofABIwhilefosteringacollegialworkenvironment.
  • Otherdutiesasneededorrequested.


Qualifications



  • Education:BachelorsdegreerequiredinRealEstate,Businessorrelatedfield;Mastersdegreepreferred.
  • Experience:Fouryearsofexperienceinasset/propertymanagementrequired,withexperienceincommerciallandacquisition/developmentsupportaplus.
