As we continue to grow, we are looking for a driven and reliable Acquisitions & Property Manager to take on a hybrid role that blends investment strategy with day-to-day asset oversight.
Position Overview
This role is designed for a candidate with strong experience in both real estate acquisitions and property management. Your responsibilities will be split 50/50 between sourcing and evaluating new investment opportunities and managing existing residential and commercial properties.

Core Responsibilities
- Identify and evaluate investment opportunities (commercial and residential)
- Perform financial modeling, underwriting, and market research
- Prepare deal summaries and investment memos
- Coordinate due diligence, inspections, and escrow processes
- Maintain relationships with brokers, agents, lenders, and vendors
- Assist with strategic planning for growth and asset repositioning
- Manage day-to-day operations of assigned properties in the Los Angeles area
- Respond to tenant issues, schedule and show units, and handle leasing processes
- Create and track work orders using AppFolio; oversee maintenance completion
- Prepare and review bid spreads for repairs and capital projects
- Ensure city compliance, including interaction with the Los Angeles Housing Department (LAHD)
- Collect rent, issue notices, and manage renewals or evictions when necessary
- Keep financial records up to date using QuickBooks Desktop (preferred)
Ideal Candidate Profile
- 3–10 years of experience in real estate acquisitions and/or property management
- AppFolio proficiency (Required)
- Experience with QuickBooks Desktop (Preferred)
- Strong interpersonal and communication skills—professional in calls, emails, and in-person interactions
- Familiarity with LAHD compliance processes
- Experience managing repairs, vendors, and bid comparison
- Reliable transportation and willingness to travel within Los Angeles (mileage reimbursed)
- Bilingual (Spanish/English) is preferred
