Department: Plant Operations Exempt Status: Exempt Supervisor: Executive Director
GENERAL SUMMARY:
Responsible for overseeing the care and maintenance of all aspects of the community’s physical plant to include maintaining an effective preventative maintenance program; the hiring, training and supervising of all plant and housekeeping employees; the coordinating of life safety and security programs; the procuring of supplies, material and equipment, and assisting with budget preparation and operating within budgetary guidelines. This person is a key member of the community’s management team adhering to company policy and procedures and upholding the community’s mission, philosophy, values, vision, and principles.
PRINCIPAL DUTIES:
Essential Job Duties: (Other duties will be assigned as needed) Must be willing and able to do the following:
- Supervises the Plant Operations Department to include interviewing, hiring (with approval from the Executive Director), training, evaluating, and counseling within established policies and procedures
- Maintain equipment, building, utilities and grounds with an adequate preventative maintenance program. Arrange for maintenance contracts as necessary
- Maintain the emergency power generating equipment along with all fire and life safety equipment and fire drill and safety inspection reports
- Provide residents and staff with a timely and effective response to service requests
- Ensure all equipment and systems function properly and safely
- Ensure compliance with federal, state and local safety and emergency regulations/ordinances
- Advise and consult with the Executive Director in short and long range planning to ensure that community physical plant and grounds are maintained in a good state of repair and that the community projects a good visual image to the community at large and on maintenance schedules and progress
- Participate in the planning of the annual departmental budget, responsible to maintain all expenditures for department to remain within budget allowances, review monthly operating statement for accuracy and explains variances to budget
- Maintain proper level of service repair parts for electrical, plumbing, laundry, lighting, refrigeration, HVAC, hardware, locks, batteries, tools, expendable supplies, emergency telephone and security equipment based on past and expected usage
- Maintain and adjust computerized controls for HVAC and other equipment, as necessary
- Process and submit monthly expenses and budget data timely
- Inspect and make ready all apartments prior to occupancy by residents
- Maintain community vehicle(s)
- Ensure compliance with applicable OSHA workplace safety requirements and preside the safety committee
- Plan and initiate staff training in emergency preparedness, life safety, personal protective equipment, OSHA mandated training, and other required training
- Hire, train, supervise, discipline, create work schedule for plant operations and housekeeping employees
- Ensure cleanliness of the community meets the standards that we promise
- Ensure floors are cared for properly and are maintained as presentable as possible
- Maintain current listing of all contracted vendors, contracts and inspections
- Prepare and maintain required records, reports, analyses and studies
- Represent the community in a warm and inviting manner, which creates a positive marketing environment
- Supports creating a culture where the business decisions made in this position, along with individual employee engagement, drive top-line revenue and occupancy
QUALIFICATIONS:
- High School diploma
- Associate's degree or equivalent in relevant education, training and experience
- Minimum three years’ experience as a maintenance supervisor in a similarly sized facility One year or more experience in apartment and/or healthcare community
- Maintenance supervisor experience preferred
- Must possess current and valid driver’s license consistent with the requirements determined by size of vehicle and laws of the state in which the driver is licensed
- Must possess personal driving record consistent with the requirements of the Driver Selection Policy
- Willingness to be available for any/all emergencies regarding the community
- Must have thorough understanding of all building systems and their interdependence
- May require extensive math and electrical background based on size and complexity of facility
- Be able to conduct independent assessments of a contractor’s compliance with requirements of Scope of Work
- Possess financial management practices and the application of contractor resources to meet commitments to the quality, safety, cost, and schedule of systems
- Ability to contract provisions necessary to provide oversight of a contractor’s performance
- Conduct independent assessments of the contractor’s maintenance training and qualification program(s)
- The ability to speak, read and comprehend the English language
PHYSICAL REQUIREMENTS/WORKING CONDITIONS:
Tools, equipment, machines used on the job:
- Personal computer
- General equipment: printer, scanner, fax machine, copier, telephone, calculator, cell phone, assessment tools (i.e. medical equipment)
- Roto hammer, table and band saw, welder (3 kinds), hoist, pullers, assorted hand tools, laminate trimmers/routers, pneumatic tools, drills, saws (chop, table, circular, worm drive, band and jig), HVAC test equipment, drill press, and grinder
Physical activities of the position:
- Ability to lift 50 pounds, over 50 pounds must use the aid of a hand truck or get assistance
- Climbs, reaches, bends and twists frequently
- Stands and walks frequently Physical requirements of the job:
- Medium work – exerts up to 50 lbs. of force frequently, and/or up to 30 lbs. amount of force frequently or constantly to move objects
- Individual must be able to use protective equipment and take proper precautions and emergency measures
- Position is considered at risk for exposure to bloodborne pathogens, infections and infectious waste, including influenza, HIV, Hepatitis, etc.
- Individual may be exposed to fumes, odors, dusts, mists, gases or poor ventilation
- Individual may be subject to both internal and external environmental conditions
