Facilities Coordinator

The Facilities Coordinator performs a variety of duties which involve cleaning and maintaining the District's facilities and grounds to ensure a well-kept appearance and safe operations.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Inspects office and field facility buildings, grounds, and other units as assigned (such as backflow meters, etc.) to determine needed repairs, preventative maintenance plans and make other recommendations relating to assets owned by the District.
- Works with Administrative Assistant and Projects Manager to execute contracts and associated
- Performs internal and external facilities maintenance duties to include, but not limited to cleaning and maintaining rooms, hallways lobby, break rooms, stairways parking lots, replacing lights, cleaning air vents, repairing leaks in drains and faucets, minor painting; moves and arranges furniture and equipment; prepares rooms for meetings
- Assist Senior Facility Coordinator with any Fleet Maintenance
- Performs daily inspections and maintenance of facilities grounds to include, but not limited to removing and installing signs, pest control, removing debris, removing snow and ice on walkways, applying and removing ice-melt, maintaining landscaping, and minor repairs.
- Maintains and performs minor repairs of well-house HVAC systems including replacing heaters, filters, and routine maintenance of A/C units where appropriate.
- Oversees District landscaping maintenance plan, as well as Backflow certification testing for District owned backflows.
- Secures contractors and schedule work; oversee, inspect, and establish standards of performance for contractors, seasonal staff, ongoing maintenance, and project work.
- Develops preventative maintenance procedures and schedules to ensure effective and reliable operation of District HVAC, alarm, and other systems.
- Performs preventative maintenance to infrastructure and equipment, including under adverse conditions. Initiates measures to reduce unplanned breakdowns and emergencies.
- Processes work orders for equipment repair and maintenance using asset management system (Elements).
- Ensures safe performance of job duties by following proper safety procedures, taking all necessary safety precautions, anticipating unsafe working conditions, acting accordingly to prevent accidents, and promptly reporting accidents and hazardous conditions. Participates in and conducts appropriate safety training.
- Attends meetings and interacts with contractors, citizens, outside agencies, and other departments, concerning projects, complaints, procedures, standards, and specifications.
- Schedules and coordinate facilities work with various departments to ensure coordination of workflow and customer access.
- Maintains company equipment, the inventory of tools, and facilities supplies.
- Participates in continuous improvement initiatives and provides input and feedback on department policies and Standard Operating Procedures (SOP).
- Maintains regular and predictable attendance as scheduled, and perform job duties with varying schedules, including holidays and weekends and overtime as needed.
KNOWLEDGE, SKILLS, AND ABILITIES:
- Knowledge of general practices and methods of custodial
- Knowledge of basic mechanical, carpentry; codes, standards, and regulations relating to HVAC; plumbing, electrical, irrigation, fire, and emergency power systems.
- Ability to perform janitorial duties such as sweeping, vacuuming, mopping, waxing, stripping, polishing floors and other related tasks.
- Ability to learn various techniques and chemicals used for cleaning and maintenance of facilities, furniture, and fixtures.
- Skill in inspecting heating and air-conditioning systems and performing routine and preventative maintenance tasks.
- Skill in the safe and lawful operation of a motor vehicle and a Bobcat Skid
- Skill in utilizing power equipment used in custodial maintenance such as vacuums,
- Ability to establish, foster and maintain effective working relationships with all District employees, management, consultants, governmental officials, and the general public.
- Demonstrate with all interactions, a high level of quality customer service; a positive and professional demeanor; the ability to exercise sensitivity; the ability to handle stressful situations in a diplomatic and tactful manner.

REQUIREMENTS:
- High School Diploma or
- 3 + years' custodial experience and commercial building and/or facilities/building maintenance
- Previous HVAC experience and certifications or trade licenses in HVAC, plumbing, electrical, or related desired.
- Must possess a valid driver's license and pass a background
WORKING ENVIRONMENT AND PHYSICAL ACTIVITIES:
This position consists primarily of field work with reoccurring office work and requires the frequent operation of a district vehicle to various work sites including remote locations. Office work requires the ability to operate standard office equipment, such as computers, phones, photocopiers, and fax machines. This position requires the ability to sit for extended periods of time with hand/eye coordination: for repetitive motion and data entry. Field work includes exposure to all weather conditions and working in potentially hazardous environments. This position requires full range of physical motion with hand/eye coordination: for frequent standing and walking including on uneven terrain; for the use of tools and equipment; for the ability to access confined dark spaces, including vaults, water tanks and manholes; to climb stairs, equipment, and ladders. Position includes the occasional lifting and/or moving of items up to 100 pounds and regular lifting of 20-50 pounds of equipment and tools.
