Job DescriptionSalary: $92-$97K DOE

ConracSolutions seeks an Operations Manager,Maintenanceto support us in overseeing and managingconsolidatedrental carfacilities at MULTIPLE locationsandlocatedattheSeaTacAirport.
ConracSolutions strategically partners with industry tomanageconsolidatedrental car facilities at airports across the country.Our buildings house the sophisticated rental carcompaniesoperationsandinclude but are not limited to car washes, fueling stations, garbage services, wate r reclaim systems, etc.


This roleis responsible forprovidingdirectionto assistant managers, maintenance engineers, maintenance technicians, and vendors to ensure processes are clearly defined and effectively implemented to support multiple operating sites.


Under general direction from the Director,theOperationsManager coordinates work across sites to executetimelyinspection, maintenance, and repair work. Timing and task descriptions are defined using facility management principles, manufacturer specifications, and industry best practices to achieve the lowest total operating cost. Responsibilities include serving as subject matter expert anda resourcetoother staff on all specified service topics.Please note thisa FTRegular positionlocatedat the rental car facilityattheSeattle-TacomaAirport.

ESSENTIAL FUNCTIONS

  • Lead department team of employees and vendors, setting direction and performance goals.
  • Coordinate and delegate remote employees to cover various areas of responsibility.
  • Use performance management techniques tomonitorand demonstrate achievement of agreed service levels and toleadimprovement.
  • Respond appropriately to emergencies or urgent issues as they arise.
  • Ensure work completed by staff and contractors has been completed satisfactorily. Provide feedback and set expectations, following up on any deficiencies.
  • Maintain current knowledge of individualareaof expertise. Provide updates toteamas needed.
  • Manage and leadchangeto ensure minimum disruption to core activities of the organization.
  • Establish good workingrelationshipwith other team members.
  • Foster positive communications and relationships with tenants, owners, and building staff.

QUALIFICATIONS

  • Bachelors Degree preferred. May be substituted withHighSchool Diploma and 6 years of experience in a similar management role.
  • Minimum 2 years of related industry management experience.
  • Complete knowledge of facility equipment and facility maintenance programs and procedures.
  • Strong understanding of mechanical, electrical, and plumbing systems.
  • Strong knowledge of safety principles and practices.
  • Ability toidentifyand recognize unsafe conditions or work practices.
  • Budgeting and invoicing / financial review experience preferred but notrequired.
  • Effective communication skills.
  • Keen attention to detail.
  • Proficient in Microsoft Office. Proficient typing skills are alsorequired.
  • Professional in appearance and character.
