Position Summary
The Director of Maintenance is a senior leadership role responsible for overseeing all maintenance operations across our customer portfolio. This individual will lead maintenance teams, develop preventative maintenance programs, ensure regulatory compliance, manage vendors and drive continuous improvement in service quality, efficiency, and resident satisfaction.
The ideal candidate is a hands-on leader with strong technical knowledge, proven people management skills, and experience in scaling maintenance operations in a residential or multifamily environment.
Key Responsibilities
Leadership & Team Management
- Lead, mentor, and develop maintenance technicians
- Establish staffing plans, training programs, and performance standards
- Foster a culture of safety, accountability, and professionalism
Operations & Maintenance Oversight
- Oversee preventative, corrective, and emergency maintenance for all customers
- Ensure timely response and resolution of maintenance requests
- Standardize maintenance procedures and best practices across the portfolio
- Support property managers with complex maintenance and capital projects
Budgeting & Financial Management
- Develop and manage maintenance budgets
- Control costs while maintaining quality and safety standards
- Review and approve major repairs, capital expenditures, and vendor contracts
Vendor & Contractor Management
- Source, negotiate, and manage relationships with vendors and contractors
- Ensure work quality, compliance and cost-effectiveness
- Oversee bidding and project execution for large-scale repairs and renovations
Compliance & Risk Management
- Ensure compliance with local, state, and federal regulations
- Maintain adherence to health, safety, and environmental standards
- Lead inspections, audits, and corrective action plans
Capital Planning & Projects
- Collaborate on capital improvement planning and long-term asset strategies
- Support renovation, rehabilitation, and large-scale repair projects
- Implement systems and technology to improve efficiency and reporting
- Assist with due diligence for property acquisitions and dispositions
Collaboration & Communication
- Work closely with property managers to align maintenance operations with resident and owner expectations
- Provide regular reporting on KPIs, budgets, work order metrics, and property conditions
- Serve as a subject matter expert for maintenance-related issues
Qualifications
- Minimum of 5 years of maintenance experience in residential, multifamily, or property management
- 3+ years in a leadership or director-level role
- Strong knowledge of HVAC, plumbing, electrical, carpentry, and building systems
- Proven experience managing budgets and maintenance teams
- Excellent organizational, communication, and problem-solving skills
- Experience with computerized maintenance management systems
- Relevant certifications (EPA, HVAC, CPO, CAMT, or similar)
- Advanced education in facilities management, construction management, or related field
- Valid driver’s license and ability to travel between properties as needed
