Position Overview
The Maintenance Technician reports directly to the Property Manager. The Maintenance Technician performs a wide range of repair and maintenance tasks to keep the property in excellent condition. This hands-on role involves working with other technicians to address work orders promptly, maintain high-quality standards, and contribute to overall homeowner satisfaction. The position requires strong technical skills, attention to detail, and a proactive approach to routine and emergency maintenance.
Key Responsibilities
· Daily Maintenance and Repairs: Perform interior and exterior repairs, including plumbing, electrical, HVAC troubleshooting, carpentry, drywall repair, appliance maintenance, and general building upkeep.
· Painting and Finishing: Execute high-quality exterior and interior painting projects, including surface preparation, priming, painting, and touch-ups to preserve the property's aesthetic appeal and protection.
· Work Order Execution: Respond to and complete work orders from the maintenance management system promptly, prioritizing urgent requests and documenting completion details, including materials used and time spent.
· Preventive Maintenance: Conduct routine inspections and preventive maintenance tasks on building systems, common areas, and individual units to identify and address potential issues before they escalate.
· Grounds and Common Areas: Assist with seasonal tasks, including snow removal, landscaping support, pressure washing, and maintaining exterior cleanliness and safety.
· Emergency Response: Be available for on-call duty to address after-hours emergencies, including leaks, lockouts, and system failures.
· Team Collaboration: Work closely with the maintenance team and report progress, challenges, and recommendations directly to the Property Manager. Assist in training or mentoring less-experienced team members as needed.
· Safety and Compliance: Adhere to all safety protocols, wear personal protective equipment, and comply with local building codes and OSHA standards.
· Inventory and Tools: Maintain tools and equipment in good working order, track supply inventory, and notify the Property Manager of reordering needs.
Qualifications and Requirements
· High school diploma or equivalent; technical or trade school certification preferred.
· At least 2-4 years of experience in building maintenance, preferably in a multi-family residential or condominium setting.
· Proven expertise in exterior and interior painting, including knowledge of different paint types, application techniques, surface preparation, and safety practices.
· Broad knowledge of plumbing, electrical, HVAC, carpentry, and general repair techniques.
· Ability to read and interpret blueprints, schematics, and maintenance manuals.
· Physical stamina to lift heavy objects (up to 50 lbs), climb ladders, and work in various weather conditions.
· Valid driver's license and reliable transportation.
· Must be available for on-call emergencies and flexible scheduling.
