Job Description

The Janitorial Supervisor coordinates, schedules, and supervises the daily activities of building and facility cleaning staff to ensure all interior and exterior areas remain clean, orderly, and well maintained. This role oversees routine janitorial duties, supports basic grounds and building maintenance, and ensures safe and efficient use of cleaning equipment and chemicals while maintaining high standards of cleanliness and safety throughout the property.

Responsibilities

  • Supervise, schedule, and assign cleaning staff for daily interior cleaning of the building, including emptying waste receptacles, debris and trash removal, vacuuming and shampooing floors and carpets, dusting and cleaning furniture, cleaning and restocking restrooms, washing walls, polishing and mopping floors, cleaning up spills, placing mats and runners in inclement weather, and cleaning windows and window coverings in accordance with established procedures.
  • Inspect assigned building areas to ensure work meets quality standards, provide direction and feedback to staff, and take corrective action when necessary.
  • Issue cleaning supplies and equipment to staff, maintain accurate inventories of materials, and ensure adequate stock of cleaning products, tools, and equipment is always available.
  • Participate in or assist with screening and hiring job applicants, training new and experienced employees, conducting performance reviews, and making recommendations to management regarding promotions, transfers, or dismissals.
  • Prepare and present reports as required, including information on room occupancy, hours worked, staff assignments, tasks and duties performed, and department expenses.
  • Supervise and assist with exterior building and premises cleaning, including snow removal and basic maintenance of exterior walls and windows, parking lots and structures, walkways and paths, gardens and lawns, pools and spas, curbs and gutters, and exterior hallways and stairwells.
  • Assign staff to perform minor maintenance and repair work such as painting, replacing light bulbs and fixtures, replacing interior and exterior windows, moving furniture and equipment, repairing doors and gates, performing minor landscaping and related upkeep, and handling simple plumbing and fixture repairs or replacements.
  • Oversee or perform additional duties based on facility needs, which may include gardening and lawn care, cleaning and maintaining outdoor furnishings, assisting with inventory control and supply ordering, supporting snow removal efforts, and assisting with tenant moves.
  • Promptly respond to spills and emergency situations, and immediately notify management of any need for major or minor building repairs, malfunctioning lights, broken equipment or fixtures, damaged structures, ruptured pipes, plumbing issues, heating, cooling, or ventilation problems, and any other observed safety issues or concerns.
  • Ensure proper and safe operation of cleaning and snow removal equipment, tools, and devices, including mops, vacuums, electric polishing machines, power tools, scrubbers, and special cleaning solutions, and provide staff training to prevent damage to floors, fixtures, individuals, and the environment.
  • Organize and maintain all Safety Data Sheets (SDS) for cleaning products, solvents, and materials as required, and ensure staff understand and follow the Hazard Communication Program.
  • Ensure staff consistently use appropriate safety gear, such as eye protection, hearing protection, gloves, aprons, and other personal protective equipment, and ensure cleaning agents and chemicals are disposed of in an environmentally responsible manner in accordance with SDS and governing regulations.
  • Promote a collaborative, results-oriented work environment by modeling professionalism, flexibility, and strong communication with staff, tenants, and other stakeholders.

Essential Skills

  • Demonstrated experience in cleaning, janitorial, housekeeping, or similar building services roles.
  • Proven lead or supervisory skills with the ability to schedule, assign, and oversee the work of cleaning staff.
  • Strong management skills with the ability to coordinate multiple tasks and staff assignments effectively.
  • Hands-on experience with sweeping, buffing floors, and operating scrubbers and related floor care equipment.
  • Bilingual communication skills in English and Spanish, enabling effective interaction with diverse staff and building occupants.
  • Strong organizational skills with the ability to manage supplies, schedules, and documentation accurately.
  • Excellent communication skills, both oral and written, to provide clear instructions and feedback.
  • High degree of flexibility to adjust to changing priorities, tasks, and facility needs.
  • Strong attention to detail and thoroughness in inspecting and maintaining cleanliness and order.
  • Ability to collaborate effectively with others while providing clear supervision and direction.
  • Results-oriented mindset with a focus on meeting cleanliness, safety, and quality standards.
  • Basic mechanical knowledge to support minor maintenance and equipment operation.
  • Ability to follow and provide both oral and written instructions and to ensure follow-through on work orders.
  • Reliability, observance, organization, flexibility, and courteous behavior in daily interactions.
  • Strong proficiency with MS Office Suite, including MS Word and Excel, for reporting and documentation.
  • Experience using a Work Order System to track tasks, assignments, and maintenance activities.

Additional Skills & Qualifications

  • Experience training and mentoring cleaning staff in proper techniques, safety practices, and equipment use.
  • Familiarity with Hazard Communication Programs and the management of Safety Data Sheets (SDS).
  • Knowledge of safe handling, storage, and environmentally responsible disposal of cleaning agents and chemicals.
  • Experience with basic building maintenance tasks such as painting, minor plumbing, light fixture replacement, and simple repairs.
  • Background in exterior grounds upkeep, including snow removal, lawn care, gardening, and maintenance of outdoor furnishings.
  • Experience preparing or supporting reports on occupancy, labor hours, staff assignments, and departmental expenses.
  • Comfort working in a fast-paced environment with varying tasks and priorities.
  • Ability to support tenant moves and coordinate cleaning and minor maintenance around occupancy changes.

Work Environment

This role is based in a building or facility setting that includes both interior spaces and surrounding grounds such as hallways, offices, restrooms, stairwells, exterior walls and windows, parking areas, walkways, gardens, lawns, pools or spas, curbs, gutters, and exterior corridors. The work involves regular use of cleaning equipment and tools, including mops, vacuums, electric polishing machines, floor buffers, scrubbers, power tools, and snow removal equipment. You will work with a variety of cleaning agents and special cleaning solutions, following Safety Data Sheets (SDS) and safety protocols. The position requires consistent use of personal protective equipment such as eye protection, hearing protection, gloves, and aprons, particularly when handling chemicals or operating machinery. Work schedules may include early mornings, evenings, or weekends to support facility operations and respond to spills, emergencies, and weather-related conditions. The environment is active and hands-on, with a focus on maintaining cleanliness, safety, and order across both indoor and outdoor areas while using MS Office and a Work Order System to manage tasks and reporting.

This is a Contract to Hire position based out of Midland, TX.

Pay and Benefits

The pay range for this position is $17.00 - $19.00/hr.
