Property Management Team Manager

Property Management Team Lead is responsible for leading a team that maintains clean, safe, and well-presented residential communities (Allen Edwin Homes). Core responsibilities include community cleanliness, routine and corrective maintenance, soil erosion and sediment control, and performing service work in support of the Production team on an as-needed basis.

During winter operations, the team is responsible for concrete blanket management and ground-heating activities in strict accordance with company winter quality standards and production schedules.

The team also functions as an extension of Copper Bay Homes (Rental Homes) maintenance operations, supporting exterior upkeep and community presentation. This includes lawn and landscape establishment and maintenance, community clean-ups, pressure washing, and general exterior maintenance. The team proactively identifies and communicates repair or maintenance needs to Copper Bay Homes service teams to ensure consistent quality and timely resolution.

Property Management Team Manager Responsibilities

The PM Team Manager is a field-based, working manager role responsible for leading daily operations while actively working alongside the team. This position requires hands-on involvement, coaching, and training of associates to ensure work is completed safely, on schedule, and in compliance with established quality standards.

Key Responsibilities

  • Directly manage and support a nine-person field crew across three geographic regions: Kalamazoo, Grand Rapids, and Detroit.
  • Lead by example by performing fieldwork as needed while supervising, training, and developing team members.
  • Review, prioritize, and ensure timely completion of maintenance and service requests to avoid production delays and protect customer and tenant satisfaction.
  • Oversee the maintenance and readiness of the vehicle fleet and capital equipment, ensuring all assets are mechanically sound, safe, and properly maintained.
  • Manage monthly operating budgets and contribute to annual budget planning, maintaining strict cost control while meeting quality and performance expectations.
  • Collaborate closely with Copper Bay Homes to ensure new-home landscaping is properly established and meets company standards within required timeframes.
  • Coordinate with production scheduling teams to deliver winter concrete and ground-heating operations on time and within DPM team capacity.
  • Recruit, onboard, and manage seasonal and temporary labor to support winter concrete operations.
  • Build and maintain strong, collaborative working relationships with trade partners and internal stakeholders.
  • Management of the contracts and bidding process for Copper Bay maintenance trades including lawn & landscape and snow removal working with HOA manager.
  • Travel regularly throughout Michigan, Indiana, and Ohio to support regional operations (company vehicle provided).

Education & Experience

  • Bachelor’s degree preferred (Construction Management, Architecture, Engineering, or related field)
  • Background or working knowledge of landscape construction, horticulture, or lawn/landscape establishment
  • Minimum of three (3) years of relevant experience
