Job Title: Lead Maintenance
Reports To: Property Manager
RCMI Property: Village at Iron Blossom
GENERAL PURPOSE OF JOB
The Lead Maintenance is responsible for preserving the physical integrity, safety, and operational efficiency of the community at all times. This role anticipates, identifies, and resolves maintenance issues while implementing preventative measures to protect the asset, ensure resident satisfaction, and control costs.
DUTIES, RESPONSIBILITIES AND KEY ACCOUNTABILITIES
The following duties are essential to the successful performance of this position. This list is not exhaustive and may be supplemented as necessary to meet operational needs.
- Property Systems & Technical Maintenance
- Full responsibility for repair and/or replacement of:
- Plumbing (interior & exterior)
- Electrical systems (lighting, breakers, receptacles, timers)
- Appliances (parts and full replacements)
- HVAC systems (units and related components)
- Carpentry (doors, cabinets, trim, shelving)
- Flooring (carpet, tile repair/replacement)
- Exterior components (fencing, gutters, patios, railings, windows, pools & equipment)
- Maintain property golf cart, tools, and equipment.
- Track warranties and model numbers.
- Preventative Maintenance & Compliance
- Develop and maintain preventative maintenance schedules.
- Maintain accurate maintenance records and logs.
- Ensure compliance with EPA and OSHA standards.
- Maintain updated emergency response plan.
- Oversee key control procedures.
- Work Order & Operational Management
- Utilize work order/ticketing system (Yardi) accurately and consistently.
- Monitor daily maintenance schedules and workflow.
- Track apartment make-ready status and work-in-progress.
- Minimize overtime while maintaining service standards.
- Provide on-call support as required.
- Budgeting, Inventory & Cost Control
- Purchase, order, and manage inventory within budget guidelines.
- Monitor utility expenses related to maintenance operations.
- Maintain organized inventory and stock control.
- Review and manage maintenance-related budget lines
- Resident Relations & Customer Service
- Maintain a service-oriented environment.
- Support tenant relations program related to maintenance services.
- Update general tenant maintenance information guide.
- Maintain professional appearance and attitude at all times.
- Enforce uniform standards for maintenance staff.
- Administrative & Reporting Responsibilities
- Maintain accurate records of service requests, expenditures, and compliance documentation.
- Provide maintenance reporting as requested by management.
- Complete additional projects as assigned.
- Other Projects and Duties
- Complete additional projects assigned by the Senior Leadership or Regional Supervisor as the business needs may arise.
- Key Accountabilities
- Maintain property systems and infrastructure to company standards.
- Ensure timely completion of service requests and unit turns.
- Protect asset value through preventative maintenance and cost control.
- Maintain regulatory compliance (EPA, OSHA, safety standards).
- Support positive resident relations through service excellence.
- Property condition scores, work order completion rates, safety compliance, and resident satisfaction meet or exceed company benchmarks.

EDUCATION and/or EXPERIENCE
- High School Diploma or GED equivalent required
- EPA Certification required
- CPO Certification preferred (if applicable)
- Valid Driver’s License required
- 3–5 years of property maintenance experience preferred
COMPUTER, TECHNICAL & EQUIPMENT SKILLS
- Yardi or similar property management software
- Microsoft Office (Outlook, Excel, Word)
- Work order/ticketing systems
- Basic budgeting and inventory tracking systems
