Job DescriptionAbout the role:
The Assistant Resident Manager is responsible for assisting the Resident Manager in the operation of the site to ensure effective fiscal, physical and social soundness. The Assistant Resident Manager takes the initiative to seek solutions to problems unique to the complex and assist with employee supervision in a manner requiring minimal supervision from the Resident Manager.
Work Schedule: Mon-Fri, 8am – 5pm
Pay: $25/hr, temp to hire
Location: Kapolei, HI

RESPONSIBILITIES
• Assists with Collecting Rent, Bank Deposits, Preparing and Submitting Rent Roll and Income Verification
• Monitors Work Orders and Walks the grounds Daily
• Answers Telephone, Files, Prepares Correspondence
• Assist Residents with Questions or Problems
• Assists with Evictions, Annual Inspections and Repairs
• Assist with Re-certifications; Resident Notification, Setting up Appointments, Tracking
• Prepares and processes leases, security deposit agreements, inspections and other forms for incoming residents. Assists Resident Manager in processing evictions.
• Responds to emergencies as needed.
• May conduct market surveys.
• Consistently receives shopping and phone report score of at least 90.
• Assumes responsibilities of Resident Manager in the Resident Manager’s absence, under the direction of the Property Supervisor.
• May perform some or all the Essential Responsibilities of the Leasing Agent and/or Bookkeeper position.
• Maintains confidentiality of resident, applicant, and or employee information.
• Other duties as assigned.
RECERTIFICATIONS
• Refers to a recertification schedule on the computer and reviews it monthly.
• Mails recertification letters to residents 120 days prior to the anniversary date of move-in.
• Sets up appointments with residents to sign necessary forms.
• Send reminder notices to residents who fail to make prompt appointment responses for the recertification process.
KNOWLEDGE/SKILLS/ABILITIES
• Ability to develop and implement site budgets and variance reporting.
• Demonstrable skill in the use of Microsoft Office software.
• Skill in problem solving with staff, applicants and residents
• Knowledge of HUD, DFEH and ADA guidelines and other regulatory agency guidelines specific to site.
• Able to maintain a calm and professional demeanor in all communications with residents, vendors and staff.
SUPERVISORY RESPONSIBILITIES
• May supervise one staff person.
• Orients new employees to position.
• Trains staff on emergency procedures and employee safety.
• Provides performance feedback to employees, including coaching, counseling and disciplining.
• Hire and evaluates employees.
• Conducts regular meetings for discussions, problem solving, encouraging, and training.
QUALIFICATIONS
• High school diploma or equivalent
• 1+ Year of Affordable Housing Property Management Experience
• Knowledge of HUD, TCAC, DFEH and ADA Guidelines
• Skilled in Problem Solving and Resident Relations
• Strong Computer and Phone Skills
