Job Duties
The Unit Turn Technician is responsible for preparing apartment homes and units for new residents by performing detailed maintenance, cleaning, and repair tasks following a resident’s move-out. This role plays a critical part in ensuring each unit meets Clear Mountain Properties’ standards for quality, cleanliness, and functionality prior to re-occupancy. The Unit Turn Technician works closely with the Maintenance Coordinator, Property Manager, and other team members to ensure all unit turns are completed efficiently, on schedule, and within budget. The supervisor will provide direction and guidance to the maintenance team, ensuring that all work meets high-quality standards while adhering to budgets, timelines, and safety regulations.
Key Responsibilities:
1. Unit Turn Preparation
Perform all aspects of unit turn maintenance, including patching walls, painting, replacing flooring, fixtures, and hardware as needed.
Complete make-ready repairs such as door adjustments, caulking, replacing blinds, cleaning vents, and inspecting smoke detectors.
Conduct thorough inspections to identify needed repairs or replacements and document findings in AppFolio or designated work order software.
Follow the approved Unit Turn SOP to maintain consistent quality standards across all CMP communities.
2. Maintenance & Repairs
Diagnose and repair general maintenance issues including plumbing, electrical, HVAC, carpentry, and appliance concerns.
Replace or repair items as needed to return unit to rentable condition.
Ensure all maintenance work complies with local building codes and safety standards.
Escalate larger repairs or safety concerns to the Maintenance Supervisor immediately.
3. Cleaning & Detailing
Complete final detail cleaning of units, including removing debris, cleaning appliances, windows, fixtures, and flooring.
Ensure all units are move-in ready and meet company cleanliness standards.
Coordinate with professional cleaning or carpet vendors when necessary.
4. Coordination & Communication
Communicate with the Maintenance Coordinator and Property Manager regarding unit readiness timelines and any delays or material shortages.
Collaborate with outside vendors and contractors when work requires specialized service (e.g., flooring replacement, countertop installation).
Maintain accurate notes and photos in AppFolio for all completed work.
Participate in daily or weekly turn meetings to review schedules and priorities.
5. Inventory & Supplies
Tech should provide all essential tools to complete Unit Turn or projects.
Track and document materials used per unit for cost analysis.
Notify the Maintenance Coordinator when inventory of key supplies (paint, filters, hardware, etc.) is low.
Maintain organized storage areas and ensure proper labeling of materials.
6. Quality Control
Conduct a self-inspection after each completed unit turn using CMP’s Turn Inspection Checklist.
Ensure all punch list items are addressed prior to management walkthrough.
Maintain attention to detail to meet or exceed CMP’s move-in standards and resident satisfaction goals.
7. Safety & Compliance
Follow all company safety policies and OSHA regulations.
Use appropriate personal protective equipment (PPE) when handling tools, chemicals, or equipment.
Immediately report any accidents, injuries, or unsafe conditions to the Maintenance Supervisor.
Maintain compliance with Fair Housing standards and professional conduct expectations.
