Tesoro Group is seeking an experienced Chief Engineer/Director of Engineering to join one of out client's team at (1) of their properties in Bloomington, MN (55425). The ideal candidate will have 2-5 years' experience in Commercial maintenance, a boilers license, experience managing and supervising, plumbing issues, have knowledge of basic maintenance, be self-motivated, be able to organize multiple tasks throughout the day and is self-sufficient. This role is contract to hire (90 days before conversion).

***Boilers license/certification is required for this role. ***

Salary: $140k-$150k/year

Schedule: Monday – Friday 8am-5pm

Responsibilities and Job Duties:

  • Oversee daily operation of HVAC, electrical, plumbing, and mechanical systems.

  • Monitor building automation systems (BAS) and energy management systems.

  • Ensure all equipment operates safely, efficiently, and within manufacturer specifications.

  • Troubleshoot and resolve complex mechanical or electrical issues.

  • Develop and manage preventive maintenance programs for all building equipment.

  • Schedule inspections, repairs, and equipment servicing.

  • Maintain maintenance logs, equipment records, and service reports.

  • Coordinate emergency repairs and system shutdowns when necessary.

  • Lead and supervise building engineers, maintenance technicians, and contractors.

  • Assign work orders and monitor task completion.

  • Provide training and technical guidance to engineering staff.

  • Evaluate employee performance and ensure safety compliance.

  • Manage relationships with service vendors (elevator, HVAC, fire systems, etc.).

  • Review contractor work for quality and compliance.

  • Assist with bidding, contracts, and project oversight.

  • Ensure compliance with local building codes, OSHA regulations, and fire/life safety standards.

  • Maintain fire protection systems, alarms, and emergency generators.

  • Conduct safety inspections and implement corrective actions.

  • Lead emergency response for system failures, fires, or building incidents.

  • Monitor energy consumption and implement efficiency improvements.

  • Optimize building systems to reduce operating costs.

  • Support sustainability and energy conservation initiatives.

  • Plan and manage building upgrades or equipment replacements.

  • Assist property managers with capital expenditure (CapEx) planning.

  • Oversee renovations, system upgrades, and major maintenance projects.

  • Prepare and manage the engineering department budget.

  • Track expenses for repairs, parts, and service contracts.

  • Provide reports to property management on building performance.

  • Maintain as-built drawings, equipment manuals, and maintenance documentation.

  • Keep records of inspections, permits, and regulatory compliance.

Qualifications and Experience:

  • A senior-level engineer with demonstrated experience overseeing multi-asset campuses.
  • Strong knowledge of HVAC/boiler and hydronic systems.
  • Experience coordinating elevators and vertical transportation.
  • Oversight of the generator and critical systems.
  • BAS fluency and vendor management discipline.
  • Ability to operate at both hands-on and strategic levels
