POSITION SUMMARY
HRE Real Estate Services is seeking an experienced and dynamic Director of Property Management to lead our commercial property management platform. This senior leadership role is responsible for the direct management of a 500,000-square-foot Class A office building and oversight of a growing portfolio of retail properties.
In addition to overseeing day-to-day operations, the Director will play a critical role in driving financial performance, tenant satisfaction, capital projects, and team leadership, while also helping scale and expand the company’s property management platform. This position is designed with a clear path to Vice President–level responsibility as the company and portfolio continue to grow.
COMPENSATION & BENEFITS
· Base Salary: $110,000–$150,000, commensurate with experience and leadership scope

KEY RESPONSIBILITIES
Portfolio & Asset Management
· Oversee the management and performance of office and retail assets
· Develop and implement strategies to enhance asset value, operational efficiency, and tenant experience
· Ensure properties are maintained to high physical and operational standards
Property Operations
· Directly manage day-to-day operations of a 500,000 SF office building
· Oversee retail property operations and third-party vendors
· Conduct regular property inspections to ensure compliance with safety, maintenance, and cleanliness standards
Financial Management
· Prepare, manage, and monitor annual operating and capital budgets
· Analyze financial performance, variances, and forecasts
· Implement corrective actions to meet or exceed financial targets
Tenant Relations & Lease Administration
· Maintain strong tenant relationships and serve as senior escalation point
· Oversee lease administration and ensure compliance with lease terms
· Support tenant retention initiatives and resolve complex issues
Construction & Capital Projects
· Lead tenant improvement projects, capital repairs, and property upgrades
· Coordinate with contractors, architects, engineers, and ownership
· Ensure projects are delivered on time, within budget, and to quality standards
Team Leadership & Development
· Lead, mentor, and develop property management and support staff
· Build scalable systems, procedures, and standards as the portfolio grows
· Foster a high-performance, accountable, and collaborative culture
Vendor, Compliance & Risk Management
· Select, negotiate, and manage vendor contracts and service providers
· Monitor vendor performance for quality, compliance, and cost control
· Ensure compliance with local, state, and federal regulations, including safety, environmental, and accessibility requirements
Reporting, Strategy & Growth
· Prepare and present regular reports on operational, financial, and project performance
· Utilize data and analytics to inform decision-making and continuous improvement
· Monitor market trends and support strategic initiatives related to portfolio and platform expansion
GROWTH OPPORTUNITY
This position is structured to evolve into a Vice President–level role, with expanded oversight of portfolio growth, team leadership, and company-wide operational strategy as HRE Real Estate Services continues to scale.
REQUIRED SKILLS & COMPETENCIES

· Proficiency in Microsoft Office and property management/work order software
QUALIFICATIONS
· Bachelor’s degree in Business Administration, Real Estate, or related field
· 7–10 years of commercial property management experience
· Minimum of 3 years in a leadership or supervisory role
· Demonstrated experience with construction management and tenant improvement projects
· Strong budgeting, financial analysis, and reporting experience
· Knowledge of commercial leases, regulations, and compliance requirements
· CPM designation and/or Real Estate License preferred
WORKING CONDITIONS & REQUIREMENTS
· Office-based role in Sandy Springs, GA
· Valid driver’s license required
· Successful completion of a criminal background check
