Position Title: Property Manager
Department: Operations
Reports To: Project/Operations Manager
FLSA Status: Exempt
Position Overview
The Property Manager is responsible for the daily operations, administration, and oversight of assigned residential properties. This role ensures compliance with lease agreements, maintains tenant satisfaction, oversees property maintenance, and manages financial performance. The Property Manager serves as the primary point of contact for tenants, vendors, and internal teams to ensure that properties are safe, well-maintained, and operating efficiently.
Key Responsibilities
- Oversee daily property operations, including leasing, tenant relations, rent collection, and maintenance requests.
- Enforce lease agreements, property rules, and regulations consistently and fairly.
- Coordinate and supervise vendors, contractors, and maintenance staff for repairs, inspections, and improvements.
- Maintain accurate property records, including leases, tenant files, financials, and compliance documentation.
- Prepare and manage operating budgets, monitor expenses, and ensure cost-effective use of resources.
- Conduct regular property inspections to ensure safety, cleanliness, and compliance with company standards.
- Address tenant concerns promptly and professionally to promote satisfaction and retention.
- Assist with move-in/move-out processes, including unit inspections and documentation.
- Generate reports on occupancy, collections, maintenance, and other operational metrics for management review.
- Ensure compliance with all applicable housing, safety, and local regulations.
Qualifications
- Bachelor’s degree in Business Administration, Property Management, or related field preferred (or equivalent experience).
- Minimum 3–5 years of experience in property management or real estate operations; experience with affordable housing programs, compliance, or HUD/LIHTC regulations strongly preferred.
- Strong knowledge of leasing practices, landlord/tenant laws, and property maintenance.
- Proven leadership and supervisory skills.
- Strong financial acumen with experience in budgeting, collections, and expense management.
- Excellent interpersonal and communication skills.
- Proficiency in property management software and MS Office Suite.
- Ability to work independently, multitask, and manage competing priorities.
Work Environment & Physical Requirements
- Office and field environment with regular property visits.
- Must be able to sit, stand, walk, and climb stairs as part of property inspections.
- May occasionally need to lift up to 25 lbs.
Position Type/Expected Hours of Work
- This is a full-time, salary exempt position. Hours of Operation are Monday through Friday, 7:30 a.m. to 5:00 p.m. This position must be able to work a flexible schedule that includes occasional evenings/early mornings, weekends, and holidays.
