Job Description

The Chief Engineer oversees the operation, maintenance, and performance of all building mechanical, electrical, and plumbing (MEP) systems, hvac equipment, and critical infrastructure. This position provides, and is not limited to, leadership to the engineering team, ensures compliance with industry standards and regulatory requirements, and drives operational excellence across the building or portfolio.

Key Responsibilities

Leadership & Management

  • Supervise, mentor, and schedule engineering staff, ensuring consistent performance and development.
  • Coordinate daily workload, assign work orders, and oversee preventive maintenance programs.
  • Manage contractor activities, oversee vendor performance, and ensure high-quality service delivery.
  • Serve as the technical expert and first point of escalation for mechanical and building system issues.

Building Operations

  • Ensure all systems operate efficiently, reliably, and in accordance with operational standards.
  • Monitor system performance, analyze trends, and recommend improvements to optimize energy use and system longevity.
  • Conduct periodic equipment inspections, troubleshoot complex issues, and support emergency response.

Maintenance & Technical Oversight

  • Manage the preventive and corrective maintenance program, ensuring timely completion and documentation.
  • Review work orders, diagnose root causes, and ensure effective long-term solutions.
  • Maintain a comprehensive understanding of HVAC, controls, electrical systems, plumbing, and life safety equipment.
  • Lead/Assist with capital and retrofit projects, including planning, budgeting, and contractor management.

Safety, Compliance & Documentation

  • Ensure compliance with building codes, OSHA standards, environmental regulations, and industry best practices.
  • Maintain required operating licenses and ensure team compliance with safety procedures.
  • Oversee documentation including logs, PM records, incident reports, regulatory paperwork, and equipment performance data.
  • Participate in inspections, audits, and risk assessments.

Budgeting & Resource Management

  • Assist in annual budget planning for utilities, maintenance programs, staffing, and capital projects.
  • Track expenses, manage inventory, and ensure cost-effective procurement of materials and supplies.
  • Recommend improvements that enhance building performance and reduce operating costs.

Tenant & Mall Management Communication

  • Respond to escalated tenant service requests and ensure timely, professional resolution.
  • Communicate system updates, major repairs, and operational impacts to building management.
  • Work collaboratively with property management, vendors, and other departments to support building operations.
