ASSISTANT PRECONSTRUCTION MANAGER
Reporting to the Chief Preconstruction Manager, the Assistant Preconstruction Manager provides advanced assistance with gathering compiling data for use in conceptual and/or negotiated bid projects. Prepares estimates under guidance of Sr. or Preconstruction Manager. Active in trade partner retainment.
ASSISTANT PRECONSTRUCTION MANAGER MINIMUM REQUIREMENTS:
- Knows and can perform the duties of Project Engineer
- Minimum of four years' experience in commercial construction within the United States
- At least three years of Preconstruction/Estimating experience in commercial construction within the United States
- OSHA 30 hour certified at least every 3 years
ASSISTANT PRECONSTRUCTION MANAGER RESPONSIBILITIES:
Key Role:
- Assists in promoting, solicitation and developing engagement from operations during the preconstruction phase
- Assists in integrating with the design team and owner to providing professional services throughout
Safety
- Proactively places a high priority on safety at all times and asserts that priority whenever and wherever needed
- Collaborates with operations staff to develop project-specific safety estimates
Risk Management
- Assists in maintaining in-house system of pre-qualified subcontractors and vendors to assure quality control and limit risk to Pinkard and their clients
- Assist in preparing cost proposals for value engineering options prior to evaluation by design team and Owners
- Reads and is familiar with both owner preconstruction and construction agreements for assigned projects
- Tracks and manages preconstruction project costs as they relate to revenue and scope of services
Estimating
- Provides/supports complete estimates for projects during the initial phases of design through final design documents
- Provides/supports interim update budgets based on partial design information to ensure project costs are within target budget
- Provides/supports with all aspects of the estimate process, from quantity takeoff through project operations interface
- Evaluate subcontractor bids for completeness of scope
- Documents evolution of the design using meeting minutes and RFI processes
- Promotes internal peer review of estimates prior to client presentations
Scheduling
- Supports Preconstruction Team in ensuring that the project preconstruction schedule is developed, maintained, updated, communicated and implemented in accordance with owner agreement and Pinkard standards
Defect Prevention
- Provides input on the constructability of design documents including identifying document discrepancies, lead time impacts, high risk elements, etc.
- Solicits third party reviews and ensure that all comments are incorporated into Contract Documents
Team Leadership
- Assists in ensuring that all Pinkard team members are collaborating towards project safety, quality, and profit goals
- Assists with owner and architect relationships to ensure client satisfaction and the establishment of trust
- Work with the design teams to understand their project goals and priorities
In accordance with the Colorado Equal Pay for Equal Work Act the salary range for this position will be $90,000 - $121,000 + Profit Sharing. Actual base pay within this range will be determined by several components including, but not limited to, relevant experience, internal equity, skills, qualifications, and other job-related factors permitted by law.
