Job Description

We are hiring an experienced Maintenance Supervisor for our Southwest DC property. The Maintenance Supervisor will join our team to lead, train, and supervise a team of service technicians, ensuring high performance and adherence to safety and operational standards. The maintenance supervisor will resolve customer issues promptly and professionally to ensure high levels of resident satisfaction.


Where You Will Work

You will work at Artline Apartments, our modern new and recently renovated residential properties in Southwest DC near the Wharf & Nationals Stadium. This property features 187-unit Class - A apartments with amenities including modern luxury finishes, a rooftop deck, a fitness center with on-site instructors, parking garage, club rooms & underground storage. In addition you will be responsible for 1001 Waterfront Apartments, our adjacent 160 unit Class - A property, currently under redevelopment and opening December 2025.


What we offer

  • Expected base pay rate of $38.00 - $48.00 per hour + Monthly Lease Renewal Commissions. You will be provided a base pay rate that is in line with your skills and experience as they relate to the requirements of the job.

Requirements:

Your Key Responsibilities are Team Leadership & Development, Operational Oversight, Customer Service & Satisfaction, Performance Management, Compliance & Safety, Strategic & Financial Planning and include:


  • Recruit, hire, and onboard new service team members as needed.
  • Establish an on-call rotation schedule and maintain an emergency contact binder for after-hours incidents.
  • Ensure all team members complete annual mandatory trainings such as sexual harassment prevention and fair housing compliance courses.
  • Manage daily service workflows, including scheduling, work order tracking, and quality control.
  • Coordinate procurement and timely distribution of equipment, materials, and tools.
  • Maintain the service area or shop in an organized and operationally effective state.
  • Review and approve all service-related documentation, including invoices, technician timesheets, and service reports such as move-in/move-out inspections.
  • Monitor, analyze, and report on service KPIs (key performance indicators) related to efficiency, cost, and profitability.
  • Review service contract reports to understand pricing structures and identify cost-saving opportunities.
